The Somers have given you the best info and I will reinforce that for you. Many of the forclosures that you see are not currently on the market. That causes confusion on Trulia. If you are sincere about searching for foreclosures, then contact a reputable agent that you feel comfortable working with. And...please remember:
1. Have all of your cash ready - that means a line of credit, etc. Banks don't really have time to wait for you to go out and get a mortgage on these deals. That is why they are typically purchased by investors.
2. Be ready to act quickly and purchase "as is". I have already seen too many people lose out on a property that they want to buy because they delay with conditions.
Foreclosures ARE NOT for the faint of heart - they are for people who are ready to jump in and deal with surprises that arise when they become the new owners. If you are not prepared for that, you would be better off working with your realtor to find a "short sale", "pre-foreclosure" or just something that is on the market and priced right!
