What can I buy with a 300k budget and needing a reasonable commute to Union Station/DC?

Hello all,

I am new to DC area and a first-time buyer looking to buy in Northern Virginia area. My job is a 5 min walk from Union Station.

I am looking to have a commute of about an hour (door to door) - using either VRE or Metro since I am not too crazy about driving. My fiancee will not join me until after her residency in 2 years but we would still like to be near good schools and safe areas. We would prefer newer SFH or Townhomes with >2 bedrooms and 2 bathrooms (newer meaning built after 1970s). I will be bringing my dog over after a few months so condos and high-rises are out of question for me.

Any suggestions as to which areas we can look at with our 300k budget?

Karthik-townhouses are your best option at that price range. Falls Church can be pricey. I had suggested Kingstowne or West Spingfield due to their commuting options with VRE or Metro. Burke could be another option with the VRE station there. The problem with Annandale is the lack of VRE or metro close by.

To be honest I always recommend to my prospects that the FIRST thing they do is get pre-qualified. It doesn't cost you anything, it doesn't committ you to anything and it doesn't hurt your credit. In our quickly changing mortgage marketing it can save you a lot of suprises.

How about Towhhomes? I am currently considering Annandale, Kingstowne, and Falls Church areas. I need to be close to the metro. I have not yet applied for a pre-qualification but with my income, cash, and credit I am confident. I am trying to find a place at the right price before doing that. Let me know if I am missing something here? Thanks.

Karthik-there are a number of choices for you to consider. For the price you have suggested you may want to look in some of the neighborhoods in West Springfield and the Kingstowne area. A single family home at that price range means you need to head further south to Prince William County. You can find a detached home for under 300K in Lake Ridge.

If you aren't already working with an agent I'd be glad to meet you and talk through the various options with you. Have you already been qualified by a local lender? This is your true first step.
