Stacie, Both Buyer and Seller in 27705

I'm looking for the best areas in Durham for real estate investment (both fix/flip and rentals). I have

chosen several neighborhoods that I am interested in (very interested in neighborhoods beginning revitalization). Below is a list of the areas I'm considering. Any feedback on which areas are the best for return on investment would be greatly appreciated!
1. Cleveland /Holloway
2. Duke Park
3. Lyon Park
4. Northgate Park
5. Old North Durham
6. Old west Durham
7. Rockwood
8. Trinity Heights
9. Trinity Park
10. Tuscaloosa-Lakewood
11. Watts Hospital - Hillandale
12. Walltown
13. Morehead Hills

Hi Stacie, You have have chosen alot of great areas my fav's are Northgate Park, Duke Park, Trinity Hieghts and Trinity Park, all of these areas tend to sell very close to their listing price and seem to maintain their value over time. Watts-Hillandale area is also a great area but may be a little pricey for investment property but if you find a deal there I would go for it. I hope this answers your question.

Hi Stacie,
From this list, I recommend Rockwood and Watts/Hillandale for their popularity with Duke affiliated buyers. I listed a Duke law grads home last spring in Rockwood and we had lots of activity and the seller was pleased with the selling price. I also would consider Duke Forest for exceptional resale. I recently pulled some listings for a buyer and there were a couple nice homes priced in the 200s.

Either way, when you find the home that is right for you, make sure your buyer's agent shows you the comparables for that neigborhood before you make an offer. Good luck!

I would recommend Duke Park, Northgate Park, Old North Durham, Trinity Heights, Trinity Park, Watts Hillandale and Wall Town. Obviously these neighborhoods are probably going to be costlier than the others. If you would like me to send you some available properties, please contact me.
