What should I do?

I found a property-- and want to make an offer.

My broker then sent the link to this property to me a day later...
Honestly - I want to include my broker for his guidance but when I looked at the property it was under my own steam..and the other broker knows that.

What's the best way to keep things smooth with everyone?

but what about paying for this service if he's not going to get the usual commission? is that something you;d consider?

I tend to advise a Buyer to have their own representative when making the offer. Finding the home you want to make an offer on is only the beginning. Then you want someone who will be negotiating on your behalf....after the deal is on paper, you have contingencies to meet like home inspections. Your Agent will walk you through all these steps and keep an eye on the time frames for you. If the inspection reveals something that concerns you, then you are basically opening up the negotitation again. So, even if you found the house without a lot of "assistance" from the Broker, you still needs lots of help to get from contract to closing.
