What is cost per square foot for room addition to a single level home, in Sacramento, CA 95821?

What does it cost per square foot for simple room addition in Sacramento, Ca 95821. Land is flat, and home is a single level dwelling, with electrical box near room addition. Size of room is 400 sq feet total, with a bathroom.

We are currently doing a room addition by adding an additional family room and expanding the kitchen. A total of 307sf. We have bids from several contractors who charge as low as $85/sf (this is a ridiculously low price) and as high as $200/sf. However, general concesus is that $120/sf is a reasonable and competitive price nowadays (not including bathrooms).

First answer is not rate per sqft as in the question ... much less even in the ballpark for building costs today.
I have several years experience in remodels/additions in various states and types of construction.

I would agree with second answer for around $200/sqft ...with additional costs for bathroom/fixtures.
Things can be done very cheap($100/sqft) with used items and cheap labor ... but you get what you pay for.
When you go the cheap route you open yourself to many headaches, court battles, incompleted projects, not to mention the problems later on due to taking shortcuts.

My best advice is to get three bids ... and only take the lowest bid if it is with in 10% of the middle bid ... and only then if they have 2 or 3 good references on recent projects. Use your intuition ... not your math. Get every thing agreed to on paper in a plan ... as if it were for some one not having the conversations about all of your detials and options wanted. Agree to payment schedules and completion dates on the contract you sign!

$180 to $200 per square foot, not including the bathroom. The reason the bathroom is not included is that one guy wants lino and the other Italian limestone (much different pricing). In bathrooms it's all about the cost of the finishes. . .

With simple standard full bathroom $10,000 providing other water and waste connections are close by and there is reasonable access to this water and waste hook ups.
