What are the problems withe hill side landscape, and are there any plumbing problems?

Hi Mike! Are you in construction? If not, you may want to shy away from this one. They are requiring an 'all cash' deal because no bank will finance this property...you will also need cash for all improvements as well since the banks won't finance it. There is no Geo on the property, which means that would be your first expense and can range from $6,000 - $15,000. According to some who have already viewed the property, it's going to require 12-14 caisson's and you'll have to go down 50-60 feet. Is this something you are interested in? There are significant slope and geo issues with this property. They are not insurmountable, but there are going to be problems with inhabiting this property. The plumbing issues are going to be a problem as well as the slope below the property.

Unfortunately, there are a few homes in San Clemente, this beautiful hillside community by the sea, that do have geo issues. There are not many of them, but it definetely is something to be aware of when looking at property in any coastal community such as this.

The quality of the view on this would comp this property out at approximately 900 if the home did not have geo issues. I have a listing coming up on this Friday that is a ocean pano view, high on the hill, in prisitine condition for $999,000. This gives you an idea of value.
