Hi there Mudit, Jeannie Feenick here - the property that caught your eye is available - it is in a community called Chambersbrook and it is a interior duplex style home - in other words, you share common walls with neighbors. There is a minimal monthly fee to cover the maintenance of common grounds.

This unit was first listed in September for $414,900. It was then listed in November for $399,900 which is where it remains priced today. It last sold in the summer of '06 for $390,000. Given market conditions since then, it should sell for less than it did in 2006 unless substantial improvements have been made. A very nice feature of this unit is that it has a walk-out basement.

There are several other units available in this same community - one that is priced the same is an end unit - ends are often considered more desirable because you only share one common side. However, this one does not have a walk-out basement, but the full basement is finished.

A unit that in the area that is now under contract - an interior unit, attraced an acceptable contract when its asking price reached $357,000 - basement space not walk-out and only partially finished.

Pricing will vay based on features and location - but one thing is for sure - in this market, a home must be priced properly in order to sell.

These homes are located in Branchburg, a community in Somerset County - my area of expertise. Please reach out to me via email and I will send you the full listing information on these properties and more.

My MLS indicated that it's been on the market for 28 days - hasn't been been relisted at all.
Contact me if you would like me to show the property to you.
Thanks, - Jackie
