Have your realtor comp home on your behalf. Perhaps lot size is larger, not distressed, many factors are involved determine value of home. Appraisers and realtors use MLS as primary source of information.

It's not the listing price - it's the amount of the mortgage. RealtyTrac numbers are very deceptive. Read the post below - it will explain what is going on.
