For other agents, what is the most effective online tool for generating leads?

Good Morning Todd, I'm in total agreement with David, Barry and Debbie, about using your website to its fullest advantage, and tying it into IDX search capability. But don't just stop there! There are many more additional networking advantages, and Trulia is only one of them.

Suggestion! Research how many other agents in your direct selling area, use and utilize Trulia? Do they contribute only their listings, Do the have a blog? Do they answer Q & A questions? Do they contribute advice, do they contribute by adding discussions? The point here is the more you use it, the more you are EXPOSED to the public!

Trulia is only one networking site, use Active Rain, Face Book, LinkedIn, My Space, Twitter, (other networking sites), your Brokers site, and your own website, and inter tie them together. If you don't have a blog get one!, tie those blog entries to every other site.

You essentially want as much exposure as you can get, preferably Free, but if you have to pay make sure its something that syndicates your exposure of listings, blogs, comments.

IDX on your website is absolutely crucial. You must choose a provider who allows potential clients to save listings under their own profile and password. I've had great luck with IDXPro a division of iHouseWeb.
Google pay-per-click advertising is great too, but only if you are in a smaller market or have a targeted niche. For instance I look for buyers in the urban loft market in Nashville.
I provide great content on my website. Combined with IDX, e-newsletters, and pay-per-click, I average 35-42 inquiries/registrations per month. They don't always give their full contact info, but usually at least an e-mail address that I can add to my e-newsletter.
Facebook and Myspace are also great ways to keep your name in front of people who already know you.

Your website is your online business card and should be treated as such. Although I love trulia, it has not once given me a solid lead, so congrats to the agent that said she got one.

Often, with idx and your mls is your listing are fed into a data feed that is eventually distributed to all the major search engine portals like trulia, realtor.com etc...

Your website should be the most effective tool. Some agents have had very good results with sites such as Trulia and Active Rain.
