Find a real estate professional and have him/her pull comps. Find 3-5 solid comps. Look at the DOM and the motivation behind the sell. Look at the time of year.

This property is located at 121 Pius Street. It is not currently listed as for sale on the MLS. According to public records, it was last sold in 1995. Property taxes have been paid for 2008.

Similar properties in the area have sold recently for $75,000 to over $200,000 depending on amenities and condition.

The filing of a Lis Pendens is required before a lender can initiate foreclosure procedings; a significant percentage of properties on which a Lis Pendens is filed never enter foreclosure. In some cases, a lis pendens may even be filed erroneously on properties where the owner is current with his/her mortgage.
