I never try to convince folks to move to my neighborhood - it has to feel right to you. I would just encourage you to come to a neighborhood meeting and meet some of the wonderful people who live here, and walk around on the weekends when all the kids are in the park. Best of luck in your search.
I have a few stories to tell about Adair Park, including "hey Lee, when were you the most scared, ever, when carrying out your duties as a Realtor?"
OK - full disclosure, I was actually cutting through Mechanicsville to get to an Adair Park - Catherine Street property and Rockwell Street was rocked, quite well, that sunny Sunday morning last October.
When I say ROCKed well, lets just say that about 20 people in the street at 9am, all ROCKed well was a little hard to drive through.
If you don't know, then you don't know.
Lucky for me, I'm always housin' so I passed through with a gentle parting of the multitide.
The neighborhoods that became a hit in the late 1990's for many, many cool people - Adair Park, Perkerson Park, Sylvan Hills, and Capitol View are all suffering from "disinvestment." The scourge of amateur real estate investors really hurt these neighborhoods in the past 3 years. 30310 is Georgia's highest foreclosure zip code.
Regardless, for affordability, and sometimes remarkable architecture, I love some of the houses in these neighborhoods.
It's a street by street, neighbor by neighbor choice to make a primary residence investment here, but I highly recommend it to value-minded first time buyers.
I would not recommend paying more than $150,000 for any property in Adair Park at this time.
I would look for a $100-125 diamond in the rough, all brick on at least 1/3 acre with private parking options and as much distinct security and exclusivity features as possible.

As Russ said, Adair Park is improving every day and there are lots of excellent values there. It is very convenient to MARTA and downtown Atlanta.
