Determining the value of a home is a complex undertaking and should not be taken lightly. It's not as simple as checking listings and/or sales. My strong suggestion is to locate a certified residential appraiser and discuss your situation with him/her. It may cost you an appraisal fee, but all things being equal the cost is negligible. Also, if you have the house appraised before you buy it, you will not have to worry about the deal falling through when the bank’s appraiser, appraises the house. If you have any questions feel free to contact me, I can be reach at http://www.SummitAppraisers.com. Good Luck, Hal Goldstein
The value of a property is based on what a buyer is willing to pay and a seller is willing to accept, in an open competitive market with no pressure to sell or buy. There are many sites on the Internet that will give you an approximate estimate of value if you type the address in. If you are working with an agent and your agent represents you in a buyer agency relationship, than your agent can run up a comparative market evaluation for you. If you are not working with an agent and need help. Please feel free to contact me.
