Andrea, In addition to the suggestions below, I recommend learning about the quality of the real estate agency with which a realtor is associated. It is important that you select a company that is well positioned in the market and that you can trust to support the agent. Strong relocation and marketing departments, and internal office support will help sell your house. State of the art technology is also of the essence in today's market. Look at the entire team that will be involved in listing and selling your home.

In reviewing market valuations of your property, make sure that the agent has done their homework and presents you with a detailed analysis based on recent sold comparble properties in your area. Be realistic and do not be tempted to go with the highest valuation if it does not seem to reflect the market.

Houses are selling. The right agent will help you price accurately and then market your home to the widest audience using today's technology.

Please forgive me for the long post – I liked your question very much!

How do you define “best” agent? I'd recommend that you list with an agent that you respect, trust and like on a personal level. Selling is always stressful but selling in our current market could be quite a long affair. I think the “best” agent for you would be one you trust and have confidence in combined with a strong marketing plan.

Be prepared to interview 3 agents, preferably on a face-to-face basis. Let them know that you won’t decide whom you’ll choose until you’ve interviewed all 3. Don’t tell them the names of the other agents they’ll be up against as that may give them an unfair advantage.

Look for agents with strong production in the last 6 months as a result of selling their listings as well as from representing buyers. I would avoid agents with a large number of listings as you stand a strong chance of becoming just one of many in their inventory. 2 months from now I think you’ll appreciate an agent that recognizes your voice on the telephone before you tell them your name and address!

Make a list of the top 3-5 things that are important to you regarding the agents marketing plan and the agent personally. For example, a recent seller told me they wanted an agent that was honest and aggressive and would represent their interests rather than “just making a sale”. They also wanted a marketing plan that included posting their listing on Craigslist, providing a virtual tour and focusing on feedback from showings. Having a clear idea of some of the things you're looking for will help you when interviewing agents. Other valuable services or agent characteristics will become apparent as you're talking with the agents you interview so keep notes as you go along.

Look at the photos of homes that the agents you’re interviewing have on the market. Great photos encourage showings of your property and showings lead to sales. Make sure your agent posts a large number of quality photos on numerous web sites as part of their marketing plan. Make sure they have their own web site and that your property will be displayed beautifully!

Look for an agent that will partner with your for a successful sale – one that will “Coach” you to success. You need an agent cares enough about your situation to tell you the truth, even if it’s painful. An agent that initiates communication so you don’t have to call them all the time.

Insist that agents to give you a written guarantee that you can terminate the listing if they don’t do what they promised you they would do. If you need an example of this I’d be happy to provide you with one.

All off the answers below offer excellent advise when finding the best agent. Don't base your decision on who will charge the least commission. You get what you pay for and listing at 7% or even 8% will attract attention of Realtors and bring more buyers.

Make sure you ask the same questions and have a clear idea of how your home will be marketed by each agent. It's the agents job is to prepare your home, drive traffic and get you home SOLD for the top market price. The BEST advice I can provide to you ... do NOT select the agent based on the agent's evaluation of your home. Select the agent based on their skill and ability to get the job done.

Don't forget your agent needs to not only promote and market your home, but be good at follow up, negotiaiting, and contract points. Drive your neighborhood do you see the same real estate brokerage signs around? Interview a few agents and ask what they do beyond web advertising. Feel them out, and see who you think will give you the price that your house will sell at, not a price that sounds good. See which agent brings good proof of what they say, area comp photos etc...and which agent you'd feel comfortable talking to when stress is involved. I would ask friends and family for referrals. Then interview a couple agents and make sure they are full time, so they can devote time to your home. Also, make sure that you can find them and their listings on the internet. Today internet exposure is very important, that's where most buyers are coming from.

I'd begin by finding someone who can show their ability to sell in this market. When you're interviewing agents, ask them how many properties similar to yours they've actually sold in the past year. i would then ask them how many properties they have listed. Often times the biggest selling agents are those that simply carry the most inventory. In many markets, the top producing agents list 150 homes and sell 25 or so. You wan to find the agent who lists 65 and sells 25 of them. (These numbers are just for the purpose of example. Each market is a little different) Be direct during the interview and ask them what their success rate is and why they feel they can do a better job than other agents or firms.

Talk to friends that have had positive feedback on the agent, knowledge of the area and success rate. Interview at least a few. How they interact with you will also how they work with Buyer's so find one that you are comfortable with. Technology is huge in this market so make sure they have an internet marketing plan.

Ask how do they promote the homes for sale, and which websites, Many agents only list in MLS other agents list on multi websites
