Your question is being answered by real estate proffessionals, You are going to have more questions and that is why you need an agent to represent you. Pick any one of the fine trulia agents that answer from your area. If Nonrealtor says wait and save 20% don't listen to him.

You need to ask the question..."what do I want and what do I need in a single family home." Then ask the question "what can I afford"

Then ask the question how does my lifestyle fit into the questions above, and how does location play a part in the home buying decision....for in Baton Rouge with the horrendoous traffic in the wonderful boom this will play a BIG part in your trying to figure things out.

After all of this, now start looking at averages of specific types and sizes of properties in the areas you desire...then you will have a basis to understand the average of what you want....not the average of a gutted house in North Baton Rouge next to the refineries versus a mansion by the Country Club.

The average price per square foot is going to vary by neighborhood and the size of the house. Typically a home that is larger than the neighborhood average will sell for slightly less than the average per sq ft, and a smaller than average home will sell for slightly higher than the average. My experience has been that homes listed By Owner are usually priced a bit higher per square foot than those listed in MLS, but the difference is slight - meaning that there is not really a big diiference if the home is FSBO. You can search listings by neighborhood or area via the MLS Search link on my website: http://www.BR-Homes.com to get an idea of what homes in your area are listed for. I can also run a search of recent sold comparables for you if you like.
