What would be a fair market price to sell a 3bedroom 1 bath home on this same block As Is. Home is live able.

We sell a lot of properties there and it can vary block to block. The answers received so far are pretty thorough but of course without seeing the property it is hard t so say. I think the numbers quoted below are high based on your "live able" description. Also, there is a lot of inventory available so it is crucial to deal with an expert.

The homes in the area are selling, respectively, in a range between 95-115k; looking at the comparables for the past 3 months. The home on 605 had upgrades done to it and the listing information can be emailed to you at your request.
What type of upgrades does your home need? Have you added a coat of paint to the interior and exterior lately? This will also determine how your home shows and sells.
The market stats in the 19120 are homes sold and average $89,100 with and receiving an average of 96.6% of the asking price. The average days on the market is 53. The current actives in your area is 121 homes that are comparable. These are the homes you will have to compete with in order to sell your home.

I think it is risky to estimate a fair market price without seeing a home. Livable is a term that can mean a lot of different things to a lot of different people.

Hello Stylzs,

So, after a quick review of the recently sold homes in the area it was determined that a property of this type could easily list somewhere around 105-120K. 631 Godfrey and 592 Godfrey have sold for 100K and 115K respectively with closing dates as early as 8/08 with the latter being in 6/08 of this year.

Obviously these are only qoutes on where it could be priced and not what it may or may net in a sale. Many factor are involved as you may know like, the condition of your property, the current market conditions, most importantly where you determine to price your house.
