Any information on the Charlestown Village area? Looking to buy. Is this a good investment?

Well everyone has given you some good information it seems. This is an older but, still nice area. I have included a craigslist posting I found for a unit there for rent (that will give you an indication of size vs rent) Of course one question I need to ask is which Charlestown Village are you speaking of? The Condo's off Hornaday or the townhomes off Guilford College Road. I have found rentals and resales in both. The condo's are fairly in expensive and do make decent rentals. The townhomes are a bit more so that is why I ask which ones you are looking at. So if you let us know we can maybe be more specific ourselves with answering you. Actually to answer your question I believe yes real estate to be a good investment right now. I would be cautious in what you buy though with regard to your long term plans for that investment.

In this market, I cannot speak to appreciation return on any property or neighborhood and am unqualified to give advice on the rental returns particlularly the tax considerations. If you intent is to inhabit or rent to others many of the same factors apply. Is the property in good condition , are others in the neighborhood in similar condition, is the property centrally located, are the amenties attractive, does the HOA have a positve net worth? Is there a capital fund with at least 10 months of reseerves and a written capital replacement plan?

You get the picture. Cheick out any property thoroughly with your agent before making an Offer.. In any event, good luck. andy

Charlestown Village has remained a good value that provides for excellent resale and very affordable living. Built by Pierce Homes ( Pierce- Roik in the '90's) , they remain popular due to their location anbd affordability. Please give me a call if I can be of service! ( I have a very nice unit on the market over there now!)

Hi A,

Charlestown Village is a convenient location to many areas of Greensboro. Just off of Guilford College, it is also convenient to the I-40 so you can be in High Point, Kernersville, Winston, etc... fairly easily as well. The condos were built in phases in the 90's. There are a mixture of 1 and 2 story buildings. And there are a few nice units available.
