Is it worth purchasing property in the bronzeville area,with the existing crime right now in the community?

I'll never understand Realtors who make confident pronouncements without first defining what the subject of discussion is.

Someone should have asked you what your definition of "Bronzeville" is. Depending on who you talk to it spans as much as 5 miles north to south, which makes any generalizations about the area nonsensical. One location can be as safe as it gets in the city, another as dangerous as it gets in the city.

What specific area are you interested in?

hi. i'm just a longtime resident of hyde park and bronzeville. my dad worked in the 2nd district as a policeman for over 30 years. i think any urban community has its share of crime, but with the great architecture and history of bronzeville, i haven't wanted to live anywhere else. you have to be safe and aware of your surroundings in any part of our great city, even more so in places that you think are "safe" since that aura of safety can lead you to be more risky than you might normally be.

i've raised my daughter here, and walk my lab around the neighborhood at various times without problems. i cannot make claims for its safety, either. but i can say that i have been happy here for over 7 years and i'm eager to buy here as soon as i can afford it.

that said, some of the properties listed on various sites are greatly inflated, in my opinion. some places have been gutted, or need to be, and are still well over $200k. wow! really? and since the area is still in transition (and no, i don't mean that it is crime ridden, but that there are a lot of vacant lots and not a lot of businesses or entertainment options just yet....) i think that the really fancy condos are a bit inflated as well. some cost about $150-$225k for half a floor in a building where the owner paid only about $16k for the unit, then put in granite, maple cabinets, a jacuzzi, and increased the price about tenfold. YIKES!

anyway, i still think bronzeville is a great neighborhood. and if you get a reasonably priced condo or home, consider yourself lucky.

There is no better time to purchase in Bronzeville than now. With the proper credit score, you can take advantage of the low mortgage rates. Bronzeville has always been one of the top historic districts in Chicago. With the abundance of new development its been targeted as the next place of opportunity 15 minutes from downtown Chicago, minutes from either Lake Shore Drive or The Dan Ryan, you can't ask for a more centrally located neighborhood. The area is also minutes away from Cellular Field, Soldier Field, McCormick Place, The Beaches, Musuems, Hyde Park and other fun to do things. I recommend you visit the Chicago Police Headquarters on 35th & Michigan to ask them about Bronzeville. I bet they inform you that its not as crime ridden as you may think. With the Chicago Loop as one of the targeted areas for business, tourists, restaurants and more, developers recognize this and are building as close as possible to the loop. Haven't you noticed? From a REALTOR perspect we of course cannot speak of Crime. However, Bronzeville does have some amazing condos on the market. The problem started with developrs. They went into the area, bought up all the rental property and either converted it or teared it down and built new. Because of that there is an excessive amount of inventory. With this being said, it can be a great time to buy, as long as you do not need to sell in the next 3-4 years. If you will, I would not recommend the purchase. However, if you can be there for roughly 5 years plus, then it will be a great deal for you. Hope this helps, good luck and feel free to contact me at any time!

As Realtors, we cannot speak to the crime rates in any community. I recommend my clients use websites to get the information they need to make an informed decision for them. Everyblock.com is a great source of statistical data.

This is an abosolutely great time to buy in Bronzeville. I've been in many of the currently active properties recently, and can say with strong confidence that deals are very good right now.
