Should a permitted enclosed patio be part of a home's square footage? What were your buyer's experiences?

I'm looking to purchase a home in Los Angeles that has been assessed by the County at 1400 SqFt. This square footage includes an enclosed patio permitted as an enclosed patio. The patio is set up with plastic windows, a sliding door to the back, opens up to the dining area without a separating door and has A/C coming into it. The patio is 200 SqFt and the owner has been using it as a living area/family room. I've been researching this for a few days now and from what I gather, patios are not considered a living space and should not be included in the square footage. I spoke to a County appraiser and he basically said that if it looks like people can live in it than they will assess it. I also spoke to the City and they said they really don't go back and double check if the rooms are being used as a living space or not.

I like the house, but worried about the future when I decide to sell the house. Would buyers still purchase and treat this as part of the SQFT

Hi Rosie
You are correct...Patios are not living spaces and should not be considered in the square footage.That woudl be classified as a bonus room, in a marketing pitch. We work very closely with appraisers and they would not include that in the official sq ft. unless it meets the standard requirements for living spaces (height requirment, etc...)
