How can I guarantee better access to historical home sale data in my Zipcode?

Asked by Jim, 94131 Wed Oct 29, 2008

I purchased a home two months ago and have been tracking listings as they come on and leave the market (sold, expired, withdrawn, etc.) One concern I have is that I won't have access to the listing price (LP), sale price (SP) and sale date (SD) over time. The contract I signed with my Realator pretty much locked the data of my purchase to MLS and I've noticed this information appears in Trulia but isn't universally available. Assuming the MLS' monopoly will continue - is there a way for me to secure access to this information in the long term outside of signing an agreement with a Realtor (I.e. independent access)?

Hi Jim,

Sounds like you are just wanting to track recent sales data as they happen near you. The MLS is really the basic best source to quickly check recent sales activity. By far most home sales will run through the MLS. You can ask your realtor to run a search for you once a week or so to see the status of homes in your area has changed. Also provides regular updates on home that have sold. that would be a good resourse for you as long as you have actaully seen the homes referrend to on the site, becuase generally it is just drawing raw data from public records. That will give an ongoing sense of where the market is going. I'm guesses you have made a great purchase because it looks like yo have been doing your homework all along! Hope that helps.

Check out your county appraisers website for selling prices. This will give you a complete set of sales prices not just those sold by Realtors through the MLS.
