This is right up my alley! I specialize in Lely Resort and have several listings on Mustang Island Circle and Bronco Court. The prices "adjusted" a couple of years ago and since then have been fairly stable as far as closed sales go.
The homes vary in size from just over 2,100 sq ft to 2,776 sq.ft. (living area). You can choose between lake view, golf course view and landscaped areas. The price depends on the view, location and upgrades - just like anywhere else. Lely Resort is considered an upscale suburb of Naples. You are 10-15 minutes from the beaches of Marco Island or Naples.
I know I am prejudiced, but it is a great place to live. The amenities are awesome, with many opportunities to socialize. If you buy at the right price, it will also be a sound investment as long as you plan on keeping the home for a few years.

Since Stock took over Lely Resort a few years back, the development has exploded in sales and popularity, not only because of the Players Club, and the golf course choices, but because it is only a short drive to downtown 5th Avenue or 3rd Street in Naples -- or the beach.
Newer homes are always good choices here, too, by the way, since they have more current hurricane standards -- and insurance will be easier to get and less expensive.
