People often quote the mantra â€œLocation, location, locationâ€ when referring to real estate. This mantra is not true. While a good location might help sell a home, no matter how GREAT a location a home has it will not sell if it is not priced correctly for the market.
I would love to tell you that glitzy marketing will sell your home; it will not. The bottom line is that unless a home is priced at or below the market in Naples, it will not sell. No amount of advertising will sell an overpriced home.
As of today, there are 5,373 single family homes listed for sale in Naples and 4,903 listings for condominium ownership. Since the beginning of this year, we have had 2,033 closed single family sales, which mean we have a single family inventory of around 27 months for single family homes. Condos have had 1,741 closed sales since the beginning of the year and have a 29 month inventory. Looking at these numbers I think you can see the importance of pricing your home properly.
My advice to you is that if you really do not have to sell your home now, DONâ€™T! Hold onto your home until the market bounces back.
You should be looking at agents if you are going to list your home and not companies. There are a lot of great companies around Naples, but your listing is handled by an agent and is only as good as they are. I specialize in on-line marketing and can give your listing the most on-line exposure (84% of all real estate transactions start via internet). While at JRW, I was recruited to be the Statewide Marketing Director for Prudential Florida Realty. During my 18 months there, I helped grow the firm to 40+ locations and over 2,000 sales associates. While the focus of the firm is throughout Florida, they do have several locations in the Naples area. I know that Prudential Florida Realty is ranked about 30th as far as largest brokerages in the country, and I believe JRW cracked the top 100 as well.

So now that you have a little background about me, who would I say is the best agent in Naples? Given my experience, I could point you to some really good agents, and I could tell you who to stay away from. But each individual customer and situation calls for specific types of agents. For instance: Are you tech savvy and desire to work with a tech savvy agent? Do you want your agent to have access to dozens of online tools to showcase your home? Do you want to reach an international audience? Do you want your homes to be advertised in a publication that gets inserted into the local Sunday newspaper once a month? Do you want someone who is available to you 24/7? Someone who doesn't have 30 other listings so they can focus on your needs? Are you interested in a hands-on Realtor -- one who takes numerous photos, creates a Virtual Tour and designs postcards and flyers during the first few days of taking your listings?
These are just a few things you should consider when looking for the "best" agent in Naples. I'm sure you have your own list of qualifications you want in a Realtor. That's why the most important thing you can do -- in fact it's vital -- is to interview at least three Naples Realtors. So many home sellers and buyers simply choose the first one they come in contact with or are referred to. That's doing themselves a disservice.
So should I be one of the three you interview? I really don't know. Am I the best agent in Naples? Far from it. But I could answer "yes" to the questions I asked above. So if those items are important to you and getting your homes sold, then you may want to contact me. If the answers are "no" -- then I recommend you still contact me and let me know what you are looking for in an agent. I'm sure I could hook you up with a few Realtors who do meet your needs.
