Who is the best real estate agency or agent in Naples, Florida?

The best real estate agent is the one who is going to tell you the truth about the price of your home, which is not necessarily what you want to hear. They will back up their pricing opinion with recent comparables in your area. They will be knowledgeable about the comparables because they have seen them and be able to interpret market statistics.

People often quote the mantra “Location, location, location” when referring to real estate. This mantra is not true. While a good location might help sell a home, no matter how GREAT a location a home has it will not sell if it is not priced correctly for the market.

I would love to tell you that glitzy marketing will sell your home; it will not. The bottom line is that unless a home is priced at or below the market in Naples, it will not sell. No amount of advertising will sell an overpriced home.

As of today, there are 5,373 single family homes listed for sale in Naples and 4,903 listings for condominium ownership. Since the beginning of this year, we have had 2,033 closed single family sales, which mean we have a single family inventory of around 27 months for single family homes. Condos have had 1,741 closed sales since the beginning of the year and have a 29 month inventory. Looking at these numbers I think you can see the importance of pricing your home properly.

My advice to you is that if you really do not have to sell your home now, DON’T! Hold onto your home until the market bounces back.

You should be looking at agents if you are going to list your home and not companies. There are a lot of great companies around Naples, but your listing is handled by an agent and is only as good as they are. I specialize in on-line marketing and can give your listing the most on-line exposure (84% of all real estate transactions start via internet). I am not going to sit here and honk my own horn, but if you would like to talk on the phone or get together for a cup of coffee, I would let you know what I can do to sell your homes.

Of course everyone who answers this question will be tooting their own horn and that of their company. Let me take a different approach. I am the former Marketing Director of not one, but two of the largest real estate firms in Naples. I spent almost two years at John R. Wood Realtors (JRW), during which time I helped develop some of the best marketing programs for Realtors and their customers the area had ever known. One of the tools is a publication called homelook, which was the first real estate publication to list homes for sale in price order. It made it easy to find the home you were looking for. I would call JRW the best and most professional brokerage that specializes in the Naples area.

While at JRW, I was recruited to be the Statewide Marketing Director for Prudential Florida Realty. During my 18 months there, I helped grow the firm to 40+ locations and over 2,000 sales associates. While the focus of the firm is throughout Florida, they do have several locations in the Naples area. I know that Prudential Florida Realty is ranked about 30th as far as largest brokerages in the country, and I believe JRW cracked the top 100 as well.

Having been the Marketing Director for about 200-250 associates at JRW and another 2,000 at Prudential, I learned what made a successful and great Realtor. So three years ago, I quit my job as Marketing Director and became a Realtor for Prudential's Naples Fifth Avenue office. The tools provided to Prudential Realtors, the Fifth Avenue location, as well as the experience of the Branch Manager, helped me make the decision to stay with the firm.

So now that you have a little background about me, who would I say is the best agent in Naples? Given my experience, I could point you to some really good agents, and I could tell you who to stay away from. But each individual customer and situation calls for specific types of agents. For instance: Are you tech savvy and desire to work with a tech savvy agent? Do you want your agent to have access to dozens of online tools to showcase your home? Do you want to reach an international audience? Do you want your homes to be advertised in a publication that gets inserted into the local Sunday newspaper once a month? Do you want someone who is available to you 24/7? Someone who doesn't have 30 other listings so they can focus on your needs? Are you interested in a hands-on Realtor -- one who takes numerous photos, creates a Virtual Tour and designs postcards and flyers during the first few days of taking your listings?

These are just a few things you should consider when looking for the "best" agent in Naples. I'm sure you have your own list of qualifications you want in a Realtor. That's why the most important thing you can do -- in fact it's vital -- is to interview at least three Naples Realtors. So many home sellers and buyers simply choose the first one they come in contact with or are referred to. That's doing themselves a disservice.

So should I be one of the three you interview? I really don't know. Am I the best agent in Naples? Far from it. But I could answer "yes" to the questions I asked above. So if those items are important to you and getting your homes sold, then you may want to contact me. If the answers are "no" -- then I recommend you still contact me and let me know what you are looking for in an agent. I'm sure I could hook you up with a few Realtors who do meet your needs. Your question does not deter me from answering you that 'I' am the best real estate professional in Naples, Florida. It isn't enough to state that without telling you why, and that is very easy. I believe that I am the best! I am a retired California attorney and practiced law, including real estate law, for over 30 years. I also had my own real estate business in California and was a licensed real estate broker for approximately 17 years. When I retired and moved to Florida, I decided I would like help Buyers and Sellers, just as I did in California, so I studied for and received my Real Estate Broker's license and have been using my extensive real estate experience.
