Many families, singles and couple find Downtown to be a great home- South Beach, Coconut Grove and Miami Beach are just minutes away. The sub-prime mortgage mess did leave some devastation in the upward swing of Dowtown. That is to be expected; several new buildings were built and a few were left for future development (perhaps). There are many great deals because of the surplus in inventory. Dont think for a moment that the renatl rates are cheap!
In Downtown it's mainly jung professionals who live there,during the Real Estate Boom there have been many brand new constructions and today you can find a Condo for half of yesterday's prices.
How fast you'll be able to rent? That's hard to say it depends also in what Building.
I did a search on a specific building and the average days on the market was 38 days.
