Hi, yes there are still programs for "Foreign National" Financing. But, if you are talking about Miami which is Dade County Florida there may be even more restrictions and higher down payment requirements and if you are looking at condominiums that could also present more difficulty. You should work with a Florida Broker or Lender. Florida is considered a high fee state as you will pay documentary stamps and intangible tax on your mortgage and note, internet lenders or those not familiar with lending in the state of Florida I would run away from. as they are not familiar with the states fees and what is customary for the buyer or seller to pay as far as closing costs. 15 yrs mortgage, lending/brokering, 28 years in Florida. Foreign National loans are pretty simple, as long as you can provide a substantial down payment and good employment history. Other than that, the conditions for loan approval are pretty similar to a conventional loan. I have exact guidelines I can send to you from several different lenders, and can handle the transaction for you if you need any help.

Efi,

Some of the down payment requirements listed in some of the answers may discourage you from trying to buy a home. Your down payment will depend on a number of things, including your resident status and your credit history in the US. On the one hand, you may qualify for an FHA loan with only a 3% (soon to be increased to 3.5%) investment on your part. On the other hand, if you are an illegal alien, you can't get a home loan.

Yes foreigners absolutely can get mortgages today. The average amount down that I have seen most lenders ask my foreign clients for is around 35% down. I have seen it as low as 30 and as high as 40 but 35% seems to be the average.

I reccomend getting in touch with a lender or mortgage broker who specializes in dealing with foreign clients. A good place to look would be on ActiveRain.com and browse their mortgage broker directory and you can read a profile for each person or company along with contact information.

GREAT Question yes you can obtain a loan it does require additional paperwork. You need to contact a lender in the State wanting to purchase property. I am a Dallas real estate agent & Dallas mortgage loan officer we can assist in this area if you have an interest..

you can obtain a mortgage as a foreigner, most lenders require documentation of income, assets and a few others possibly and will require 25-35% down payment depending on your credit worthiness.

Non-US citizens can get home loans in the US. The conditions are just the same as for US citizens. You must be able to document a 2 year employment history and that you are a legal resident in the US.

National Bank Of Kansas City is a federally chartered bank lending for home loans in all 50 states.
