What you do is really up to you. There is no right or wrong answer here. Options:
-Reduce your offer price to cover the cost of the repairs that they aren't willing to make
-Choose to buy anyway and repair the items yourself
-Depending on your state and how the contract is written you might also cancel the contract and buy something else if you can't live the repairs not being done that they won't do.
By all means ask your agent what he/she thinks. They have been down this road before and should be able to give you some advice. Be sure to also get some estimates for the work that they are refusing to do. You will want to know how much these items cost so that you can negotiate their cost with the seller and/or know what they will cost so that you don't assume a repair that you can't afford.
