In el dorado hills- if the house is about 1350000-is it possible to offer 1050000- in the country club area.

its has some custom details- but still- home prices are down- and how do i get the true value?

Hi Sara - the real question is, will the seller accept an offer at that price? That depends. What have the comparables in the area sold for? Why is the seller selling? Can they take a reduced price without it falling into the short sale category?

In the gated section of El Dorado Hills - Serrano, a few homes have sold for under $ 1,000,000 and a few have sold for over $ 2,000,000, so it just depends. There are MANY factors involved.

46 El Dorado Hills homes that sold since January in excess of $800,000 list price:
The average list price at time of sale was $1,293,454 The average sale price at time of sale was $1,201,633.

That worked out to an average of 92% of list price ON AVERAGE.
An agent who is skillful, knowledgeable and puts your fiduciary interests above their own will be able to give you guidance as to the value of the property you desire and the best strategy to (maybe) win the bidding without paying more than the value. .. After all is said and done it is the buyer who determines the value. Either they sell it to you for what you think it is worth, or they wait until they get a better offer from some other buyer. If you really, really, really like that home, you may want to be willing to pay its full market value. (Me shouting: "List price is NOT the same as market value. " isn't now, never was. )

It is possible to make an offer such as you described.Your next question could be "Can I really get it for that offered price?"
