You ask a great question. The real essence of your question is "how do I find out who is the best Realtor that will actually SELL my home, not just list it.
One of the challenges that sellers have is selecting the right Realtor. Here is a great example:
I was competing for a listing in the local area. The seller had a property that posed some challenges (35 years of accumulated belongings) and the property did not show well. When we talked about what it would take to sell this property, I told her that in order to get her the most money it would be in her best interest to de-clutter and clean. She said that she'd be willing to try.
We also talked about pricing, and after a thorough discussion she made it clear that she really preferred to sell, but she could keep the property as a rental if she did not get her price.
So the agent that she listed with gave her the price she wanted, and absolutely nothing was down to prepare the home for sale.
Since it was listed (45 days) , the market has declined one percent. And they had lowered the price twice, and it's still not selling.
So would you rather list your home with a "top agent" and "win" by getting your price and your terms, or would you rather get your home sold?
The fact is that about 20% of homes are selling within 30 days for close to asking price. The longer a listing sits on the market, the greater the gap from asking to selling price. At 120 days the gap is 92.6% between asking price and selling price.
That also means that 80% of the listings are over-priced, sit accumulating market time and losing value.
Would you rather be in the 20% or the 80%? Some agents have so many listings that know that the odds are they will sell enough to meet their targeted revenue. They don't need to sell all their listings.
The Realtor you need should care about selling your home, that should be their top priority.

Many of the previous answers have it covered, but I would like to add a bit more. I believe that a home these days needs to have a combination of factors in play to get it sold in our current market. The combination has to do with pricing, marketing, staging the home to appeal to the broadest set of buyers and a huge networking ability through your agent. If you take a look at my website listed below, please explore and see what I do to get homes sold. If you read the testimonial page you will note that my two most recent listings sold in under two weeks in multiple offers. The testimonial from Diane Hamlin and from Peter Henderson refer to their experiences with me. I also refer you to Chuck Bremberg's testimonial about the sale of his mother's home. I believe in using technology tools to get the most exposure to your home as well. Please watch the videos on my website to see what I mean. I would love to hear from you and see how I can help get your home sold. I can be reached at (818) 949-7670 or email me at email@example.com for more details. Have a happy New Year!

When interviewing and researching an agent, I would do the following:
1. Act like a potential buyer and search the internet to see what agents appear in various searches, like Google, Yahoo, or Aks.com. 80 - 90% of all buyers search on the internet. Its imperative that your listing agent is internet experiences and has a good representation to attract active buyers.
2. When interviewing actual agents, ask for their average days on the market of their listed properties for the past 6 months. Ask what the average days on the market is for your neighborhood. See how many listings they have. If an agent has 50+ listings, for example, how much individual time are they going to be able to spend on your particular property.
3. Pricing is key. Don't go with the agent that gives you the highest price estimate on your home. Have them support their pricing with actual "Sold" comps. These days, comps are only good for 3 months; make sure you're looking at accurate data. Ask what the absorbtion rate is in your neighborhood. If its 30 to 40 weeks, for example, go with an agent that gives you realistic advice telling you that you'll have to underprice the competition in order to sell your house in a timely manor.
4. Buyers are looking for deals, if they're going to buy in this market. So price your property appropriately so it looks like a great buy. Make sure your agent gives you realistic advice.
Best of luck to you!!!
In addition to the importance of pricing your home, being technologically savvy and having an effective marketing plan, I believe that when you are selling or buying a home, you need an agent that fits YOU best. It's about selecting a good, experienced, reputable agent locally that is willing to LISTEN to your needs and be able to have good communication with one another. You may need to interview a few agents in town to get a feel of who will do the best job and provide you with the best service. By the way, I would welcome an opportunity for an interview.
Much luck and success,

I agree with Keith and Lupe below. Pricing your property properly is extremely important. In addition to proper pricing, you may consider some buyer incentives.
Also, a lot of people, like your self, use the internet for their real estate needs. You want to make sure your property is on the appropriate sites. I can help you with that. A strong web presence will expedite the sale.
Choosing a Realtor that lists and sells a large volume of homes may not be the best fit for you. A high volume Realtor may not have sufficient time to give you the customer service that you need, demand, and deserve. Also, a high volume Realtor may not give your specific listing as much care and time that is required for you to recognize the highest price possible.
You will want to choose a Realtor who has experience, effective marketing, and someone whom you can communicate well with.
My associate Beverly Gingrich, who has been listing and selling homes in the area for over 30 years, and I would be happy to set up a time to show you our marketing plan, and discuss current market conditions with you.
