Bay Club Is a codominium while Waters Edge is a coop. They are both luxury type residences however coops and condos are different.

I would suggest we look at both . After seeing them and learning the differences your decision might be easier.

Hi Susan,

I live in Bayside and serve the Bayside area, the main difference in both buildings is that Bay Club is a condo and that Water's Edge is a co-op. There are 2 types of ownership. It would be best to discuss the pros and cons in detail with a Bayside agent. I would be more than happy to assist you in your search if you are still looking!

Goodluck!

Hello Susan!
Each apartment has its own pros and cons. It depends on your own opinion and which one suits you best!

I am not a broker of any sort so I have nothing to gain from my response to you. I too am looking and I think that the bay club is a better choice. The prices may be higher but it is real property, which means unlike a coop where you only have shares to the apt, a condo you actually own it. And yes you do have to pay your taxes separate but at the end if your mortage is paid you will only have to worry about the small common charges and real estate taxes. I have seen waters edge and did here some horrible stories about them and alot of the mgnt. company and board. Plus the bay club I find is more secure and gated. Good look maybe we will be neighbors someday. Bayside is the best area in queens to live so no matter what you decide you will love it. Good Luck

The first thing I suggest is that you check out both developments at least twice to really get a feel for the place. Hopefully you are working with an agent who can set this up for you and guide you through the whole process. When I take my clients out, I make sure to speak to the other owners in the complex to really get a sense of what is going on with the management company. The brokers working for the sellers will always tell you the positive things but will leave out the important details that your attorney will uncover come contract time and at that point, you have lost weeks of your precious time. That's why it's important you work with a buyers agent since we would be working for you. Also, make sure the complex doesn't have a flip-tax. I'll be happy to answer any of your questions with no obligation. Email me julia@stationrealty.com.

Hello Susan,
I would reccommend the Towers @ Waters Edge Drive. The Americana building allows you to have a dog in the event you might one day like to get one. Many many people there have opted for a small dog, which makes a good companion. You also have the fabulous 24 hour doormen, the tennis courts, the swimming pool, and many units have breathtaking bridge & water views. Regardless of what price you want to spend for a unit, every place in Bayside has quite different maintenances. Feel free E-Mail me at : whitestonelinda@aol.com OR you can call me anytime because : " Like The City... This Realtor NEVER Sleeps !!! (917) 693-3605. Looking forward to speaking with you.

Agents will tell you anything to make a sale.
I have lived in both places. They are both beautiful properties.
However, most overlooked is the management company John B. Lovett that runs the day to day operation. The most professionally run property is the Bay Club, hands down. There you are treaded with respect and understand that you pay alot of money to live there and are most accomodating.Towers at Waters Edge is run by Metro Management. Because this property is a coop, They have a board of directors who are self serving and nasty. Metro Management fees are the lowest and are horrible. Coop properties are allowed to run there operation without recourse. The law does not protect you. As a share holder, you have no rights.Nobody hear is looking after your interests. The rules and regulations are not posted and the board does not adhere to policy that was written in the bylaws. It is run like the wild west. In stead of finding workable solutions, they love turmoil and do not care about your quality of life. Please save not only your hard earned money save for your sanity. The Bay Club, not even close.

Bayside is a great community to live in and both the Bay Club and Towers at Waters Edge offer many great amenities. You should look at a few units at both complexes as well as also check out the Baybridge Condo complex too. You can't go wrong with any of these very fine complexes. The public schools are among the highest performing in all of New York City. You can walk to Fort Totten or ride your bicycle along Little Neck Bay, fish off the Bayside marina or shop till you drop at the Bay Terrace Shopping Center. If you want to get to a show in Manhattan, there are plenty of express buses or ride in comfort via the Long Island railroad and be there in 1/2 hour or less.

Both properties are very nice with unique features. The Bay Club is a Condo or "Real Property". You pay individual taxes and utilities and association charges. There are many lovely amenities to enjoy. Towers at Waters Edge are a Co-op, where you own shares of stock in a corporation with a proprietary lease on your apartment. Your maintenance includes taxes, utilities, interest on loans etc with an approximate 50 % deductable every year. There is a major renovation project well underway at TWE and there are some lovely apartments literally brand new with beautiful views, large terraces and many amenities as well.
Both properties have something to offer. The key factor is where YOU feel the most comfortable. We have built a real estate practice representing buyer clients vs. customers and understand the trepidations you might have.

Hi Susan, If you haven't bought already...There are some difference between the two. But the Bay Club- has its own shops downstairs. Deli, hair salon, health club, indoor/outdoor pool. The Towers -of the 3 Towers-only 1 "the Americana" allows dogs -also has health club (newly renovated)-outdoor pool - need to walk to the stores in Bay Terrace- short walk-but a walk. Hope a little useful to you. Terry K 718-614-3167 cell

Im a broker from howard beach. I like towers at waters edge, the renovations are very hi-end, and for your budget you can get a hi-floor unit with a water view. plus there's better amenities including a pool. I have pics, email me at jbarrettta@gmail.com. also, have you considered kew gardens/ forest hills? there are some new developments there as well which i love. check out http://www.kewgardensclassic.com. my number is 718-208-7011

It doesn't make any sense to say Water's Edge has "better amenities including a pool" when the Bay Club has an indoor pool open year round. This guy seems to be making uninformed comments just to advertise his won business. I don't like the laundry situation at either place since you can't have your own washer dryer.
