That is a tricky question! The "LIST" price is $45,000.00 which translates to about $18.50 per S/F! That is less than what the land value alone is. Now, there seems to be a 3 Bedroom 3 BAth home on the property. If you can get it for anywhere near $45K you have made the deal of the century.

My questimate would be a purchase of near $200K

It's difficult to get a feel for the property and the opportunity it presents from looking at pictures. Our recommendation is to not view this a a price....but a property that represents an opportunity.

Under no circunstances should you consider buying anything "sight unseen." If it's possible to look at it today or tomorrow, do so, you'll then have a better feel for where your offer needs to be OR if you remain interested at all.

Hi Linda,

I wanted to mention that Mincey Terr runs along the end of the street that I live on. I believe the price on this home is a misprint. There are three active homes for sale on Mincey priced at 99K, 125K, 129,900. I don't see any homes that are pending and no homes that have sold recently in that price range.

Your best bet would be to offer the asking price plus 10%.
That way you would jump ahead of other buyers who are simply trying to buy for the lowest price.
