I was wondering about homes in the area near HP?

Specifically, I was wondering about any homes in subdivisions in the area south of Chinden, east of Eagle, and North of McMillan (a large area I know!). I'm looking for the price range of between $170,000 and $190,000. Trying to get a feel for any deals to be had through short sales, foreclosures, etc... in the area and what a range would be for acceptable offer % on ask for these types of property. Thanks.

Hello Quiet Guy - I'm an investor and I have a short sale in the area you're looking at. Here is the link to the listing: http://imls.fnismls.com/publink/default.aspx?GUID=e7d0f756-c… (There are actually two of my homes in this link - the one I think you'll be interested in is Cortona).

Keep in mind that this home would have sold for about $179K-185K last year. Because of all the short sales in the area, the price has now dropped - currently it's listed for 149,900.

Because I have already started negotiations, the timeframe for closing will be much shorter on this home than if you bought a house listed with an agent - even if it's said to be "pre-approved." Also, the final price it's offered at will be one you can be sure the bank will accept.

There are a lot of short sales and foreclosures in the Bosie area right now. I have a great tool called the Home Buyer Scouting Report that will let you search and get all the information on the homes in the area or in specific subdivisions. It will give you photos, addresses, maps, pictures, prices and driving directions. It will also give you 'drive through' mapping and neighborhood reports. Getting a list of homes for sale at any point in time is pretty easy; just contact your real estate professional. Staying on top of homes for sale in any given area can be more of a challenge however. Having access to real-time or near real-time market data and updates.

For instance, when I have a buyer looking for a specific boundary similar to what your are looking for, I utilize my 'Neighborhood Wizard' which is a web based tool where you can specify a specific border that [b]you[/b] draw and anytime something comes up for sale within that area and within the criteria that you have selected and saved, you get notified first. In the area and price range that you are requesting, there are 8 active listings, and 1 is specifically marked as a possible short sale. I don't think it needs to be a short sale to be a great deal the way the market is right now. As far as an acceptable % to offer on a short sale, I would really need to know more about that particular houses situation and where they are at with their negotiations with the bank to give you a suggestion.
