I am interested in buying in zipcode : 34102,34103,34105,34108 budget 200-300K. Single family, fixer up ok.

Time horizon, this year
1. No obvious location issue(traffic, airplane route, commercial area, crime site, pollution)
2. reasonable size yard
3. rent can cover mortgage
4. nice to have: close(r) to beach, park

Please tell me this is possible. I am in New Jersey, if this works out, I will get a bunch of buddies going down there to pick up some bargains and get our retirement settled.

I don't plan to venture out the zips I specified but thanks for the comments. 3 bedroom(or 2bed with addition potential) 2 bath.

Rent covering mortgage may keep you limited in a few of these zip codes. Although you could get close to covering on most of the zip codes. The ones closer to the beach may be difficult depending on the money you put down etc.. I will send you lisitngs from each so you can see what I mean, then respond to each email accordingly. I will comment on beach proximity in each zip code range, and give you a breakdown of mortgage pmt. versus purchase price.

Foraview,

It sounds like you are putting together a good plan and you are doing it at the right time. Some additional information would be helpful:

1. type of home, condo, villa, single family etc.

2. Approx. square footage

3. number of bedrooms & baths

4. Interests in golf, tennis, boating, theater etc.

Have you visited Naples? Do you have flexibility with the location? Are you planning a visit to the area in the near future?

Scott is right; based on the specific zip codes you cite, the specifications you have outlined are going to be very difficult to find. There are other zip codes in Naples that are close to the beach (like 34110) that might offer some opportunities, but getting rent to cover the mortgage would be very tough. A small single family home here would rent for $1300-1800/month, depending on the size (and that would not be in the zip codes you outlined, but maybe in 34110). Rent could offset some of your expenses, but not all. Perhaps the depreciation of the property as a rental property could help make the numbers work better for you.

There are many good deals down here, but to find rent that will cover up a mortgage in that price range will be hard to do unless there is a nice size down payment put down. For a single family home in that price range you will see rent from the $1200-1500 range per month. Before I can put togther a list and get over to you I need some more information from you.
