3240 sq ft, .5 acre lot, Mckormick ranch, 4 bdrms, 2 3/4 baths, pool, 3 car garage, 25ft x 30ft gazebo.

I'm curious to see the answers you get here. Honestly, while you've provided a lot of the info necessary, without personally visiting your home, I don't ever offer an opinion of value. With a property address (and you could email that, if you wanted), I'd offer you a range, but it'll be rather large.

Hi David,

There are several options available to you:

1. contact a real estate agent and request a free CMA.

2. hire an appraisor to do an appraisal

3. check out http://www.zillow.com for a Zestimate....enter in your address and it will provide the information you are looking for......be careful with these because they have been known to be OFF. Use your judgement.

You could get an estimate not the true value, till a realtor sees the property. If you want the true value contact a local appraiser publish a report for your files.

Have you had an agent prepare a cost market analysis for you? Realtors can provide this for you. This report will tell you the recently sold homes in the area, homes that are under contract, and actively listed homes that are similar to yours in the same part of McCormick ranch where your home is located. If you want to know the fair market value of your home, a real estate appraiser can tell you this.

Essentially that won't be accurately determined until its sold as the true answer is, "whatever the market will bear." A competitive market analysis will give you a fairly accurate assessment if its done well by an agent or broker who is familiar with your neighborhood. An appraisal is more accurate if you are willing to pay the money for it. It helps if the appraiser is familiar with your area too.

Hi David,

I would highly recommend that you allow a few different agents give you a value estimate and let us give you a listing presentation. It will be good for you to get different opinions and make us work for your business!

However, be careful when selecting agents. A lot of listing agents will tell a seller they will sell it at the price they want, even if they know it isn't possible. Some agents will say whatever necessary just to get a listing. This will do nothing but waste your time. Make agents show you the comps they're using to support the sales figure they are recommending. If the comps are much lower than the price they are telling you they can sell for, then I would question it. If they are willing to cave on their judgement already to get a deal done, how hard do you think they will fight to negotiate the highest offer for you?

David, i recommend you have an agent come out and tour the house for you to get the most accurate range of value. just looking at the data provided will only allow us to make a very broad analysis of your information and the ranges you will get are going to be extremely large and will not help you much.

it is best to truly go out, tour the home look at what comparables have sold in the last 3-6 months to come up with an opinion of value.

I will send information specifically for Paseo Village but also the greater Ranch area to give you a broader representation.

To help me determine a value please send me the answers to the following questions: Have you done any updating in the many years you have owned the home (be as specific as possible)? What kind of condition is the pool in and is the third car garage separate or attached to the two car garage that originally existed - did you add it or was it done when you purchased the home? David, I live and work in McCormick Ranch. Your home and lot sizes are on the very high end for the subdivision. From looking at our local MLS, I do not see that any homes matching those two criteria have sold since the first of this year. The two homes with a similar lot size are currently listed at $825,000 and $2.85M. While one of these homes is twice the size of yours, so you can see that more research would need to be done to answer your question with any kind of assurance.

I congratulate you on getting 3 written appraisals for free from 3 realtors/agents that are not licensed to do appraisals in Arizona. Use the information wisely because all 3 can be held accountable for their values and/or value ranges they have provided.

I am finding from 500,000up to 805,000, possibley more. Until an agent views your home I would say it is unclear!

Wow! A 750 Square foot Gazebo...Depending on the type of wood, and if it has electricity....I say anywhere from $15,999. to $21, 578.50

The Realtor you choose should specialize in Gazebo`s.

Jay, it's curious, that since the thumbs down/up went away, we are seeing significantly more out of area answers than we did just a few weeks ago.

And David, sorry to hijack your question, here. I know how important it is to you, but there are a few pros in Phoenix that wonder how well the public is able to discern local expertise the non-local expertise. Honestly, we rarely see follow-up responses here on Trulia, so we just don't know how answers like we see here, are interpreted.

You'll need a couple of things from the person that provides this answer:
1. Must know your property
2. Know your personal situation (when you need to sell, how much you need to net, etc.)
3. Know your local market trends and values.
