Pam, Home Buyer in Dallas, TX

Where can I find a 3-4 bedroom house in a safe neighborhood and good school district for up to 165,000? Thanks

My husband will be working on Stemmons FWY near Mockingbird and is willing to drive up to an hour in traffic. Would like advice on towns, neighborhoods, etc...with a safe middle/high school district as our top priority. Are Frisco, Prosper, Anna, Allen within this drive time? We like a small town feel. Have also heard good things about the Heights neighborhood in Richardson. Any other suggestions? Thanks!

You can also consider closer to the DFW airport, Coppell is not far from the area your husband will be working with the DART station completion in Carrollton/Farmers Branch area within end of 2009 begin of 2010 he could ride potentially DART to his office location. Plano is another area for recommendation close to Frisco, Allen.

Hi Pam,

The Richardson Heights neighborhood and neighborhoods adjacent have seen numerous renovations recently and I expect this trend should continue for the next several years. Proximity to downtown, businesses centers, entertainment, excellent schools and DART should also help drive property values up. Being a long time Dallas resident , real estate investor and Realtor , I have noticed this part of Richardson as a bit of a hidden secret in the North Dallas area! I personally am renovating a house that will be available the beginning of December that should fit your criteria and is not yet listed on MLS. I would suggest Forney, It is about that far from that side of Dallas, and still has a very small town feel even though it has grown tremendously in the past 10 years. When you get ready to buy give me a call and I can let you know more about the area and about my cash in your pocket after close program.

You could find house like that, it's depend how big the house you need to be. Wylie, Murphy and Sachse are a good choice too. Murphy is in Plano school district, and schools are good and give you small town feel. The same applies for Wylie and Sachse, they are in Garland ISD with good schools as well. To check out how schools are ranked visit my site. However you need to provide more information in order to get more accurate answer.

I thought I had answered this question, but there must have been a similar one posted recently.

Stemmons @ Mockingbird is a congested location as 183 (Airport Freeway) merges with Stemmons (35E) just south of Mockingbird. Mockingbird is also the primary roadway heading to Love Field.

Personally, I would not head towards North Dallas in the areas you mention. There are notorious traffic problems. Prosper, Allen, and Anna are probably at the far end of an hour-long commute on thoroughfares that are notorious for rush hour accidents and traffic volume. Richardson isn't quite such a trek. Frisco is probably out of your price range.

Are you working with a Realtor? If you are from outside the DFW area, you really should be. We moved here from Kentucky ten years ago and I really have to chuckle at some of the places I considered within commuting distance from looking at the relocation material and the maps. Number of miles is not really a good indicator of commute time down here as much as road way conditions are. Several of our major highways are toll roads which can significantly reduce travel time, but the tolls can add to the cost of the commute. There are also some roads that are under continual construction. Stemmons is one of those roads.

Unless you want to live on the outskirts of development or you just like to commute in traffic, there is really no reason you need to have a one hour commute. There are so many different independent school districts in the area that have a lot to offer and any opinion on any of them is going to be subjective, which is why realtors should not ethically recommend any one system.

I live in Irving and I would personally suggest that you look at areas west of Stemmons. There is less congestion in the area and travel times will be reduced. If you stay within Dallas county, you also have the option of using the DART (Dallas Area Rapid Transit) system as a transportation alternative.

You really have lots of different options. For the small town feel you might try Euless or Bedford, maybe Grapevine or Coppell, but those might be a stretch for $165,000. Allen, Anna, and Proper are likely on the edge of the drive time if your husband has normal business hours. You might also think about gas prices and what might happen. Another alternative is Lake Dallas or Corinth. Small town feels with access to I35. I can email you school reports and they're also available on my website.

Frisco, Prosper and Allen all have great school districts. Prosper is going to have a small town feel as they only have 2100 kids in the entire school district. You can buy a home for that price in McKinney and go to Prosper schools. The Tollway goes all the way out to 380 now, so it's a possibility that your husband could get to 35 & Mockingbird in an hour depending on when he's traveling. We've lived in the Frisco area and know it well. I've also sold more than 250 homes in the McKinney area. We have lots of experience helping buyers find and negotiate just the right home for them.

Richardson has a small town feel, awesome school district, older homes, but still within your price range and your hubby could definitely commute w/in an hour. We live in Richardson currently, our son is enrolled in schools here, have grown up here, live, work and play here. We'd be happy to show homes here, too. Richardson Heights, The Reservation, Prairie Creek or Canyon Creek would be great for you.

Traffis isn't too bad...we do have limited mass transit. However there are several choices for communities and schools.
