Prpryncess, just make sure that the real estate agent that you use is working FOR you, not against you. Make certain that they check the buyer agency box on the NYDOS before you begin looking (if you don't receive it, request it a.s.a.p.), and that your expectation is that the seller of the property will have included any fees for your representation in the price of the house. Buyer agency does not require a contract; just that the disclosure box is checked.

Have you ever purchased a home before?

Hi, I am an Associate Broker in Orange County. I have listings in the Newburgh Area and close to New Windsor as well. As far as which one is better, that is such a personal decision. I recommend you visit different neighborhoods and possibly visit the various schools and see what you like. Just so you know, parts of New Windsor share Newburgh school and some go to Cornwall schools. New Windsor might cut your commute down a bit, depending on where you go to work. The Town of Newburgh does have pretty easy access to major highways, so actually getting on the highways might take less time. I would be happy to show you homes, townhomes or condo's in these areas. Go to my website and visit the school reports. There are MANY lovely parks through out Orange County, you shouldn't have trouble finding some place to take the kids to have some playtime. Some developments have play areas on site. I have a number of listings in a community like that, it has a "tot-lot", clubhouse, heated pool, etc. Let me know if I can help! Good luck to you.
