Vacation Property Needed in Naples

I am located in Toronto and looking for a vacation property with the following criteria:

- Price - no more than 200K
- close to beach, waterfront view and access a plus
-swimming pool
- 2 bedrooms
- modern and in good condition, willing to renovate if price is lower than 200K
- ability to rent out when not in use - should be in good location close to tourist amenities

Is a budget of 200K reasonable for this criteria?

Chris, a budget of $200,000 is really not reasonable for your criteria in Naples. There are currently about 3,500 condos/homes in Naples priced under $250,000. But you'll be hard pressed to find homes with a pool near the beach for anything near $200,000. To get a look at what is available in Naples Waterfront properties, visit http://www.napleswaterfront.biz. The 1,000+ listings you'll find there also include docks. But you'll get an idea of what is available at different price points. I would say that very few of the $350,000 and under include a pool.

Dear Chris,
You can find properties in and around Naples for 200K but I think your expectation to have waterfront view and reasonable access may be difficult. If you are willing to do more than a little renovation, this will help your case. Naples has suffered a 19.6% reduction in property values over the past 12 months, but things have really leveled off and the buying has begun. He has a client in Naples from the UK right this minute making an offer on a Capri townhouse for just under 300K. They really did their homework and found that they can rent during season and net about 13K/annual which would be about a 6% return...in this market this is not bad. More important, they are purchasing in one of the most desired locations in FL and long term the appreciation will be excellent.

Unfortunately, Chris, if you are looking for a beach view with gulf access, the budget you are trying to work with is unrealistic. The closer to the beach area, the higher the cost, and usually the higher the taxes. If you are wanting to stay within your budget, I would suggest a condo, which in my opinion is easier to maintain providing the property is being properly managed. I did not notice you asking for a single famiy home in this price range. What you will want to check closely are the community documents and financial statements, should you be in a homeowner's association. The documents will spell out the rental parameters, if any.
Evidently the guy who is Just Looking and replying to your questions isn't aware that many properties are going to contract and many offices have seen an increase in sales volumes over last year's numbers. Much of this is economically driven, with all the foreclosures and short sales available at drastically reduced prices, but the bottom line is people are buying again in Naples. There is a lot of inventory out there so shop wisely. Now is the time to get the most "bang for your buck."

Let's face it. Naples is a lifestyle. Sun, Sand, Surf, and a great city overall. Good luck with your search and let me know if I can help out. I specialize in properties under $500,000. I can probably find you a very nice condo, with a nice lakeview and/or golf view, approximately 6 miles to the beach in a solid association, for under $180,000.

There are places that meet your criteria. However, being realistic, it's doubtful you will find this opportunity in Naples.

If you would be comfortable a little further north, there are plenty of options in North port and Port Charlotte. We would be happy to send you samples of these homes at your request.

I knew your question was going to raise a lot of commotion but I did not think it would surround the definition on "Waterfront view and access a plus"...
I think it is pretty obvious that you meant the ocean since you began your sentence with "close to beach".
As stated previously, 200K with "close to beach, waterfront view and access a plus" and 2 bedroom, etc. will be difficult, if not impossible for UNDER 200K.

I agree with Steve, I am a realtor and like everyone else I try and answer the questions honestly. But not everyone wants and honest answer or in some cases no one wants to discourage a possible client. But to be honest with you for that price you could get a property with a lake view in a condo complex about ten minutes from the beach. Another thing you might want to consider that as nice as it is to be close to the beach/ocean condo fees are usually very expensive which could drive up you monthly expenses. I hate to see other agents making negative comments here about other agents' statements. If your definition of "waterfront" is a lake (or truly, a pond, here), then it might be possible, but more likely you will either need to bend a little on the age criteria or on how close it is to the beach. I just finished searching for clients in the mid 200's and found quite a bit in very nice North Naples communities just 6 miles or less to the beach on Immokalee Road. With aggressive negotiation, you could get something there with nice amenities for close to your number, though I am still not sure it would be less than $200K.

The best advice is NEVER buy time shares anywhere. It is a scam and the so-called timeshare you buy is sold over and over again to other people. It is very difficult to sell your timeshare now and renting isn't in the deal. It will cost you more to buy a timeshare and maintenance fee than to rent a hotel room or a full ownership of a condo. Don't do it.

I don't believe your price range is realistic for what your criteria suggests. You can purchase within a 10 minute drive to downtown Naples in a community where they have a pool and where you may find a lake view. If you are a serious buyer, the time may be now to take a look at what is available.

I own a fractional 13 weeks of a 2B/2B on East Lake Drive 4 blocks to the beach and just off of the famous Fifth Avenue. The 13 weeks are spread throughout the year and set up in quarters. I also own a 1B/1B I have listted for $59,000. 13 weeks as well.

I am asking $71,000 for the 13 weeks 2B/2B. They are rentable and I do very well with renting them. The association also assists in the rentals. It is a Fabulous location with many, many ammenities in the area.

You obviously don't know the Naples market. Even during the worst of all times Naples has never given up 20%. Naples is pulling away from a 19% property value loss right now and properties are selling right and left. Now Miami I would not disagree with you.
Naples is heading into positive numbers before the end of 2009. I've put money on it!!

Chris, to answer your question...there is a 2 bedroom unit in Vanderbilt Towers...walk to the beach, pool with condo..and it is $369,000. That is the least expensive property that meets your criteria.

I am not an agent, just someone interested in Naples real estate. Chris states "close to the beach, waterfront view". So he obviously doesn't mean a lake or pond. I do agree there's a lot out on Immokalee Road, but six miles from the beach doesn't really meet the criteria of "close to the beach". Why can't anyone simply be honest, and tell Chris that his 200k is UNreasonable?

Hey, Scott, if you can truly find everything that Chris is asking for, please contact me as well. I would love to buy a 2-bedroom, modern POOL home, close to the BEACH in NAPLES. In fact, I'll buy two of them. And my friends will probably buy a few as well.
