Hi folks, can anyone advise me of what the area is like in kissimmee 34746, re crime etc. we are looking at

property in terra verde gated resort. As we live in the UK we dont have much knowledge of the surrounding area, although we holidayed there this year and the comminity was really nice, there did look like some dodgy areas surrounding it.

Good questions.

I suggest looking at any crime data you find online with a grain of salt. Please know that Kissimmee includes many other zip codes besides 34746 - 34741, 42, 43, 44, 45, 47 as well as 34758 and 59. When you see "Kissimmee" the data you are looking at might include all of these zip codes (which would not give you very meaningful information for a single community) or might refer to the incorporated limits of the city and not the unincorporated areas.

If you want relevant data regarding the safety of the area surrounding Terra Verde, I believe your best resource will be the Osceola County Sheriff’s Office. Unfortunately, they do not have statistics on their website, nor do they recommend any other site or source for crime information; however, if you visit their office at 2601 E. Irlo Bronson Memorial Hwy. (192) they can conduct a neighborhood or radius search for you. Surely this is not the most convenient solution for you being out of the country, but it is probably the most reliable way to get the specific information you are seeking.

In answer to your follow up question, a gated community will not guarantee you against burglaries, etc., but it stands to reason that a guard gated community like Terra Verde may provide greater protection or at least greater piece of mind for your renters and for you living so far away. You’ve had the benefit of staying there and of the guest/renter perspective. Did you feel safe while you were there? Did the gate give you a greater sense of security that you think those who rent your home might appreciate (assuming you intend to use it for short term rental while you are away)? If so, you might want to include "gated community" in your home buying criteria.

Hi Annemarie,
With short term rental communities you never know who your neighbor is or will be. In Terra Verde you are still close to the "Torrist area", and yes our stats are a bit high. But, it is not unlike any other big city/town accross the country these days. You are safer in a gated community due to security patrols. I live in a great community that I represent about 10 miles into Kissimmee away from Terra Verde called Bellalago. It is located on Lake Toho and is great. More of a residential feel. Like I tell people, far enough away from the crowded torrest area to enjoy your home, but close enough to go to any of the many theme parks.
Don't forget if you are looking to buy it is the best time. Don't wait too long though because starting Oct 1st it will be harder to get a mortgage, especially foreign national loans. Right now I still have some banks that can get you in at 25% down.

The zip code of 34746 is mostly populated with gated, secured and upscale communities. Even the trailer parks are required to have fencing to block road views from eyesores. It's an area that will increase in value substantially after the pandemic economic crisis has past in part because of its proximity to Disney World, restaurants, shopping at The Loop, etc.

Thans for that Lyle, although I don't now if this would seriouly affect us as its a gted community we are looking to buy in and these always seem to have a feel of a community within a community, given the security measures in place I don't know if the problems you refer to would be a threat to us. Kissimmee is great if you speak Spanish. In ten short years Kissimmee has turned from a once peaceful "cow -town" into an urban ghetto full of crime, drugs, and latin/hispanic gangs. Puerto Ricans have taken over the area and basically destroyed entire neighborhoods such as Poinciana, Buena Ventura Lakes, Hunters Creek, and so many others. Anybody responding on here who denies this is outright lying to try to make a real estate sale. Ponciana is the #2 Hispanic ghetto in teh area behind Buena Ventura Lakes, that's why 5 bedroom houses there are renting for $600.

The graduation rate in Osceola County is about 60%. They have decimated the school systems and schools are full of these non-English speaking Hispanics so your American child can not get a proper education because everything grinds to a hault to cater to these Rican kids. Classes are all bi-lingual.

We moved to the area three years ago and left recently because we could no longer deal with the low-class ignorant Ricans down there. Everywhere you go all you here is Spanish and everything caters to them. They defiantly refuse to assimilate and will tell you to your face that "they are taking over". Every car you see has a Puerto Rican flag on it somewhere or a flag sticker with "Mi Orgullo" (my pride). Funny thing is they have nothing to be proud of but all they do is celebrate and proclaim how proud they are to be Puerto Rican. They DESPISE Americans and do nothing but disrespect our culture, our people, and our Country.

All you have to do to get a taste of what I'm talking about is spend a week driving up and down John Young Parkway and Orange Blossom Trail or 192 in Kissimmee and stop in any store and all you will see and hear is Spanish. Or better yet, go into the Wal Mart on Osceola Parkway or the one on 535. That should be enough to send you running.

It really is bad there, that's why left. There has been a lot of "white flight" going on in the Kissimmee/Orlando area over the past several years because of the 320% increase in crime. Just go online and read the Orlando Sentinel or the Local 6 news website everyday and you will see what I'm talking about. Kissimmee is a toilet bowl full of the worst of humanity.

Poinciana Blvd is really growing up. There is a mixture of brand new and a few years older communities in this area.

My family has owned property in Kissimmee for 35 years and never had a single problem. Some say the taxes are a bit much but other than that no issues.

Kissimmee is a smaller town of Central Florida mostly comprised by the 192 Tourist areas. The rest of the county, Kissimmee downtown and St. Cloud are still land for crops and cattle mostly, even thought lately there is lots of construction of single family homes.

Terra Verde is a Park Square community built for the purpose of short term rentals, very nicely kept. They have a similar community closer to Disney called Emerald Island, which is even nicer, also design to be a short term community. I recently sold a home at Terra Verde at a very good price, with pool and overlooking a large conservation pond. Buyers are extremely happy with their home. Terra Verde is a gated community, and the road leading there (North Poinciana Blvd) has just been expanded too 4 lanes.

have checked the link re crime rate and dont know if Im reading it right but the stats seem quite high!!
Does anyone know if gated communities guarantee you against burglary's etc. What I mean is how safe are gated communitys?
