Besides, Edison Hollow South is currently sold out, and move up families often able to sell their unit and move up to buy townhouses at Edison Manor. e.g. Venu sold his 1631 Raspberry Ct Edison NJ 08817 and bought a townhouse to move up to at Edison Manor.
This also implies that if years later when your family out grown a gain and you buy a bigger home, your townhouse at Edison Manor will be able to sell very quickly, and your investment can hold the value. So, I would say, it is "very good" to buy a townhouse at Edison Manor under $400,000. If over $400,000, you may want to see what kinds of upgrade they have. Since many wealthy families working at Wall St living in this community, many units got very expensive upgrades.
If you do not need to walk to Edison Train Station to commute to work, you may also consider the neighbor townhouses communities such as Victoria Park at Edison http://victoriaparkatedison.blogspot.com/ and Starpoint at Piscataway http://starpointatpiscataway.blogspot.com/ They both have easy shuttle to Edison Train Station, but not as easy walk to Edison Train Station than Edison Manor.

Your question really is too broad to answer properly. I think what you are really trying to find out is if a townhome priced just under $400,000 in Edison Manor is low for that complex. There is not much to go in terms of sales as there has been only 1 sale in Edison Manor over the last year according to the MLS. This was a 2 BR/2.5 Bth for $330,000. There are currently two active listings in Edison Manor. One 3 BR/2 Bth for $399,900 and a 2 BR/2.5 Bth for $319,000.
