Nish, Home Buyer in Union City, CA

How is the neighbourhood around Rosewood homes (Summer Hill ) in Fremont?

The public schools do not look impressive so was wondering whether it would be a good buy. Any good private schools around ?

A single family home is listed for 850K. I was wondering how much would they negotiate. Any ideas ?

Nish - I grew up in Union City and went to school in Fremont. I went to Fremont Christian. I was born in 1979 so being 28, I know everything about the area. The reason why the homes are so expensive are because there's not much land to build new homes. The location is dead center of SF and San Jose which is why the builder will probably not negotiate too much. I haven't seen these homes (the entire community) but I will tell you that 850k is way over priced. I'd look into equivalent homes/townhomes in the area instead. The area itself is VERY old. All public schools in Fremont pretty much suck. I would look on the other side of Fremont near "Ardenwood". Less congestion, near the Dumbarton Bridge and 880. The area is just better kept. The schools in Ardenwood are much better. I believe Evergreen gets really good reviews and the homes, although not new are of the same size in square footage and lot size. That particular area hasn't taken the hit like other homes in the area because of the golden rule when purchasing a home - location, location, location! Good luck.

May I ask approximately what price you paid for the cottage at Rosewood? What plan was it?

Seems to be a huge premium price to buy into that area unless you plan to do private.. Don't know your other factors in buying, but for $850,000 you could be in better school districts and instead put the private school tuition into an asset vs. paying it to a school. Altough it would take some time to get in since Warm Springs and Mission have waiting lists. I wouldn't pay $850,000 and 'only' live in Irvington. Contrary to what others have said there are good schools (Warm Springs) and great schools (MIssion), but find someone who know where the rocks are since Fremont can change this on you (please see how Weibel district was taken out of MIssion and really depressed home prices and people's education dreams)

I just bought a cottage home here. If you are well-qualified, builder will definetly negotiate with you. Also there is 15K for referral bonus.

Hello Nish,

The neighborhoods near Rosewood Homes (Summer Hill homes) are 30 to 40 years old homes. These homes are conveniently located in the center of the city.

Near to Rosewood Homes (Summer Hill) location, in my opinion CCS, Challenger and Stratford are good private elementary schools. What are the age groups of your children?

In the market place today, builders generally negotiate the entire closing cost, upgrades as well as sales price, a total of any where between 5 to 10. % of asking price. The price may also depend on how much inventory they have on hand and when the next release is due.

If you have yet not been to the sales office, my recommendation is go with an agent who can negotiate on your behalf and knows the market place and get the price reduction for you. I have negotiated for many clients for last 17+ years. I would be happy to help
