One other item you may want to address, is next time the appraisal district gives you your tax statement, or best yet.. call them before may of next year and contest your taxes! They need to be addressed and I am sure that many have not been. We brokers/agents can help you with solds (resale)!

Obviously the sales reps want to sell their inventory first, but I've often kept sales reps in the loop and seen them offer up properties that are not listed by them or their company.
It is hard to compete with the developer unless you are selling at a give away price or you will owner finance. The owner finance is hard to do unless you have the cash up front to pay the commission to pay a Realtor, or you are will to sell at a small discount and advertise your self. This will be the only way to sell in this property. You can advertise in Bandera, Kerville or San Antonio even Houston if you mention the Horse property .Forget Borne it is too similar.
