Every market is unique, and there's no way someone who relocates can find the best answers to their questions about why or why not a particular neighborhood. This area of Wake County has almost completely built out - they're abutting Durham County now. That contains good news and bad news - the bad news is reflected in the answers about school systems. So, it depends on whether you have schoolchildren or not.
I recently sold a home in that neighborhood and there were several other homes that went under contract as well. It appeared to be a beautiful product and very desirable. You may have noticed a lot of new construction in that area as Cary is growing. I personally live and work in the general area and it is a great area in which to buy. As you know, RTP is a convenient distance from Stonewater. You also have access to 540 which makes other areas of the triangle easy to access and is a welcome addition to many people. However, when looking in that area, you need to know where your property will lie in relation to the new 540 extension. It probably won't affect or even bother most homeowners. If it would bother you, just make certain the home you purchase is far enough away. Your Realtor can help you find information regarding 540 as well as help you determine if your Real Estate criteria will be met at Stonewater. I am also aware that the elementary school Stonewater was zoned for capped out and those kids were put on a waiting list and sent to another school. You would need to contact wake county school to confirm schools. The fact that the elementary was capped wasn't available on the http://www.wcpss.net site at that time. Overall, it is still a buyers market even in Cary. If you're really interested in Stonewater have your agent do a little research for you to see if there are any other features good or bad that would be important to you. Best of Luck!
It is centrally located in Cary, close to RTP, RDU, restaurants and shopping. Lennar is a very good builder and they have some nice amenities. Currently there is some excess inventory but that shouldn't dissuade you from negotiating with the builder. There are some good opportunities out there. The schools are good which is always important.
I think it is a fabulous neighborhood, all new construction is hurting right now. I would say the location while positive for convenience is also a little negative for some due to congestion. If you decide to buy there or in any other new home community please give me a call, a lot of buyers don't understand they don't have anyone representing them in a new home community. Why not have someone to help when it doesn't cost you and might help you get a better deal.
