I found your other question here, I am wondering if it may be easier to do a little research on me to make sure that you are comfortable with my expertise and then we could have a discussion over the phone about the BEST way to arrive at your sales price here. Look forward to talking with you soon....

There are currently 53 Active Listings (homes for sale) in zip code 66204
10 are under contract Accepting Backup offers
7 homes have Contracts Pending
30 have sold in the last 90 days.
Pricing, Condition & Marketing will determine your days on market.
Have your realtor evaluate the home from the perspective of the buyer then offfer suggestions to improve the home's "Buyer Appeal."
Your realtor can then determine the most effective asking price according to the comparable homes that have recently sold in that particular area.
Effective marketing is critical.
The top 10% of homes are selling in 33 days or less.
To be in the top 10% you need to price it right for it's condition & location and then have your realtor aggressively market the home from day 1.
Doing this gives you the best opportunity for selling at the highest possible price in the least amount of time.

The professional that provides you with the best answer needs to know three things
1. Your property
2. Your personal situation
3. The local market.

I can tell that homes that sell in the first 30 days of market time sell closest to asking price, so proper pricing is critical The longer a home is on the market , the more value it loses. Just because the average days on market (DOM) is 80 does not mean your home should take that long to sell.

Ask friends, business associates, or family members for a referral to a great Realtor. If you cannot find one, call me at 1-888-284-2056 and I'll be happy to refer you to a top agent.

Hi Shoshanna,

I would love to help but that is not enough information for anyone to be able to give you a figure that is anywhere near accurate. Values change signifigantly from street to street, let alone across a zip code. You also did not mention if the home was on a Basement, Crawl Space or Slab, the square footage above grade, square footage finished in the basement, age of the mechanicals, type of floorplan, address, street, or subdivision, etc. With that information, someone should be able to give you a ballpark but to be really accurate one would need to see the home.
