It looks like I'm the only insurance person to respond. Typically we always try to insure homes to at least 100 sq ft per heating and cooling space. Other factors that can drive you cost are the age of the home and any wind midigations features or updates. If it is a home built after 2001 it has all the midigation features since it is required by code.Also to take into consideration is the distance to the coast. If the home is an older home with no updates and is close to the water you could be looking at $1800 - 2500 per year. With wind midigation features (hurricane clips, new roof since 2001,roof deck attactment,secondary water resistance) maybe $1200-$1500. A lot of varibles come into to play in addtion to these. although not an exact science; a good estimate when trying to figure your future budget is multiply approx .3/4 of a percent X the purchase price $140,000.00 or in your case approx: $1050. For an exact dollar figure you should consult an Insurance agency. If this is a second home you should consult your current insurance company first; ask them about multiple insurance discount coverage.

The only way to get a reliable number for this is to call a local insurance company and have them give you an estimate.
You can help them by giving them the property address and if you have it the property ID number from the Bay County Property Appraisers Office or web site. You can get the flood zone information from there as well.
Major factors affecting the premium here in Bay County are age of home as it relates to compliance or non compliance to current hurricane specs and whether or not it is in a flood zone. Homes built prior to 2003 can cost more per sq. ft to insure because 2003 is when the hurricane specs kicked in. However, some forward looking builders were building to hurricane specs as early as 2000.
