22207). Most of the listings we come across are for larger homes and thus, priced for more than we want to invest. Our budget is $650,000 for a 2 bedroom home. Any advice on where we can find a small, charming and quaint home with a patio (prefer no basement and no deck)in this area? Thank you, Eva

PS. Would appreciate genuine suggestions and no sales pitch please.

Hi. I listed a 2 bedroom up, 1 bedroom (or den or office on main level), home not far from Ballston for $649,000. It's very cute and well maintained. If you are interested let me know. janejensen@comcast.net

There are currently 19 single family properties for sale in 22207 andd 22201 under $650,000. I just listed and sold one in 9 days (1/2 basement, no deck, but no patio, very cute, walk to metro, great shape, 2 bedrooms sold for $565,000) and am currently working with a buyer on the purchase of another (no basement or deck, small patio). Properties that meet your criteria are out there and available to see. janejensen@comcast.net. cell 571-228-5656

I came across a whole bunch of them--about 30 in the two Zip Codes in your price range. Most have more than 2 bedrooms. I eliminated condos, as well as those under contract. I've put the link below. So you really shouldn't have any trouble finding what you're looking for.

Hope that helps.
