Chris, Home Buyer in Cincinnati, OH

My wife and I live in southern Ohio, and are looking to buy our first home in Ann Arbor (close to Downtown)

within the next few months. Coming from out of state, what should we do first? Get a real estate agent or visit local bank or find a mortgage broker in Ann Arbor?

Hi, Welcome to AA. I am not a realtor and I am not selling a home. I have lived in AA for over 7 years and love it. Most of AA is close to the downtown area. It takes only 15-20 min to drive from within the highway area to the downtown area. If you are planning to have kids in the near future, you need to check out the school districts prior to buying. Most schools are good, but a few are not as good (you can check out http://www.greatschools.com). You need to decide if you like older homes or new homes, number of bedrooms needed, and range of price you are willing spend. Interview a few realtors, but also do some searching of homes on the internet on your own. This is a good time to buy, but you can also rent for a while and then buy too when you know the area better. Consider coming up for a few weekend trips to see a range of homes. Purchasing in the Downtown area can be tricky the per sq ft costs increase the closer you get to the action. You need to hire a long term local professional. I would reccommend you coming to Ann Arbor for what we like to call a "Destination Visit" We can plan to have you visit a few lenders during your stay as well as look at the homes available by ascending price range. I'd receommend speaking to a local (Ann Arbor) lender to find out for how much and for what programs you are approvable for. Like some folks have already alluded to, there are a lot of changes going on in the mortgage industry right now, and if you haven't gotten a mortgage in the last 3 months then you might not know what to expect.

From there you'll need to find a good agent to work together with your lender to find you the right home and negotiate the perfect offer. There are a number of knowledgable realtors on this forum who are ready willing and able to help you out and who are professionals in the Ann Arbor area.

I am sorry I so late to chime in. I just finished my day with clients and checked my e from the day.
Let me be the first to welcome you to Ann Arbor. I hope you will be able to call Michigan your new home for a long time.
As for you questions;
I would suggest getting finding an agent first, but now that you have found me we should start to narrow down your needs/wants. I also know several great lenders and I carry their phone numbers with me everywhere. I believe that rates for a 30 yr fixed loan are still under 6.25% but I would like to share the numbers of the lenders so you could check for yourself. Before we start out to see houses i would like for you to speak with a lender or at least sit with me to figure where your comfort range is so we do not inadvertently show you houses that you will not be able to get. A good rule of thumb is 30% of your gross is what you can afford.

I am an agent and am currently working with a couple that have a fabulous home in Downtown Ann Arbor they are selling. I have yet to see it but I know they are listing it with a local Realtor. It is important to work with an agent that knows the area well that would like to relocate to. I work for a large firm in Michigan and I know there are agents in the Ann Arbor area that can help you. So you're about to purchase your first home! Congratulations, what an exciting and rewarding process you are about to begin.
My advice to you is to interview at least 3 Realtors to find out how they will work with you and what will be the best fit. Once this is established, ask for their recommendations for a reputable mortgage lender. I'm sure you're well aware of the skepticism hovering over the mortgage industry today. A good Realtor will provide you with a list of reputable lenders that you can interview. Let me caution that you shop for service as well as interest rates, and, get a written “Good Faith Estimate” which they are required to provide you by law. Under the guidelines of Buyer Agency, your Realtor pledges to work in your best interests. I am especially fond of working with first time buyers.
