We are thinking of buying a 4 bed house in golden triangle Saratoga. Asking price 1.8 million. Looking at the

graphs for sales prices here it appears that in the last 10 yrs home prices in that range have not appreciated at all. This would also be an investment as well as a home for us. Does it make sense to invest in a property in this area?

Homes have about doubled in price in the Golden Triangle of Saratoga (as well as in much of the west valley), so I think that the graphs you are using may not be for Saratoga in general, or Saratoga with the schools.

The Golden Triangle is a large area and there are variables for value. People will appreciate the part closest to the village and to schools. The best locations are interior (so not directly on Saratoga Avenue, Saratoga-Sunnyvale Road, or Cox Avenue) and away from negatives like the railroad tracks, freeway wall, high voltage lines or the power substation, which are on the Cox end of the triangle.

I live in Saratoga myself and bought my house 12 years ago and I can sell it right now for about 1.6 M over what I paid for then. Of course my house is located in the Sartoga School district and close to the village. There IS something wrong! Here is an actual example:
A home in the golden triangle sold in 1998 for $810,000 (asking price was $799,000)
The same homes sold recently for $1,680,000 (asking price was $1,598,000)

There are a many examples like this.
BTW: I have listing coming on the market in the next few days in the triangle with 5 bedrooms and 19,000 sf lot for $1,890,000

YES!!! Which house is it? I would be completely shocked if it had not appreciated. I bought my home 11 years ago in Los Gatos and I can sell it today for $1.5 mil over what I paid for it. I just sold two homes in the golden triangle and both of them made an amazing profit. Does it have Saratoga schools?

Have you thought about locating a foreclosure with equity, It would take a realtor requesting additional information providing you all the stat's for that area and up to 3 years.
