Houses in Las Colinas for less than 325K? Min 2700 sqft

I am looking for a house in Las Colinas for less than 325K and preferably built after 2000. I would like a decent back yard too. Do you guys think there are any properties that might match this criteria? If not, I am thinking of Valley Ranch, but I kind of like the La Villita area.

For this fiscal year, Irving reduced the property tax rate. The reduction in the property tax rate, from 54.79 to 54.06 cents, is the second lowest rate among several benchmark cities in the Metroplex. Irving tax rate currently overall is 2.45.

Valley Ranch is a very nice area. It's next to Cimmaron Park which I was just blogging about and adds the first public pool since the 70's in that area. We were in the area yesterday signing a contract, so we previewed a few places for you that you may be interested in.

Thanks a lot for your responses. After doing some more research I realized that the tax for Las Colinas is really high. May be I should look for houses in Valley Ranch.

Naveen, what area do you define as Las Colinas? What do you consider a decent back yard?

The Las Colinas area of Irving is becoming more and more a high rise community with all of the construction around Lake Carolyn. The Valley Ranch area of Irving is more of the single family residential area of the city.

Yes, I do live in Irving (North Irving).

My decent back yard is pretty much taken up by an in-ground swimming pool that came with the house. Does your decent back yard include a nice shade tree and some area to garden?

Your price range is generous. However, as others have stated, in the Las Colinas area, you are probably talking about a townhome. Your options are better in the Valley Ranch area, but you may need to roll back your "built after" date to get the most for your money. However, that would be a plus for me. I've seen a few homes that have had structural problems in Valley Ranch. After a span of ten or fifteen years, the house has had time to settle and you have a better idea of how it fits into the environment. There has also been time for landscaping to mature to help diffuse all that direct sunlight.

Hi Naveen,

We're helping several families buy homes in that area right now. In La Villita the least expensive home available is with Darling at $395. I've talked to Lee and we can negotiate this for you a bit. The way they do it is the longer it's on the market, the more flexibility in price they're willing to be. However, the flip side is that someone else may be willing to pay for it earlier in the process for a higher price. Homes go pretty quickly in La Villita.

I have a search running, too, for someone else for single family $350 and under and nothing has turned up for weeks. If you really want to be in La Villita, we could play a waiting game, but they are closing out to move over to Riverside and the Lakes at Riverside.

There are definitely homes we can get you into in that price range, but not in La Villita right now. In Valley Ranch, it's a knock down! We can definitely get you in there for that price point right now meeting your criteria. There are 3 on the market right now that meet your criteria. We'd love the opportunity to help you, too. Naveen....Nice question. There just are a lot of homes #1 in Las Colinas and #2 built after 2000. This somewhat guides us to La Villita, but prices there for a single family home will drift up to start about $400,000 to $800,000 or so. There are townhomes in the $325,000 range, but they'll likely be more around 2000sqft and have almost no yard. Soooooo that would push me to suggest more looking in the newer areas of Valley Ranch.
