Is it a good idea to have listing agent to write up an offer on a short sale home or ask another real estate?

Contrary to popular opinion, dealing directly with the listing agent might actually work in your favor. The listing agent has more to gain by getting his/her offer accepted. An argument could be made that the listing agent might be more aggressive in getting their own offer accepted. While agency relationships can vary from state to state, most listing agents have a responsibility to act fairly and honestly to both parties. As a buyer, it would be best to determine what monthly payment you can afford each month. Then, establish what price is your top number based on your down payment, property taxes, current interest rates, etc. You should definitely speak to a professional mortgage broker to find out what that number is. Most agents in the NE Florida area are transaction brokers meaning that they represent the transaction instead of the individual parties. It would be prudent to get ourself a single agent (or buyer's agent) to represent you and your interests. If you would like some assistance, I would be happy to help as a buyer's agent.

Here's a third vote for getting your own agent. Also, when interviewing agents, ask about their experience with short sales, whch can be challenging. Best of luck!

I would suggest getting your own "Buyer's Agent" to represent your interest in a home purchase. The listing agent has an established fiduciary relationship with the seller already, so the best you'd be able to get from that agent is dual agency, or no representation at all. Get someone in your court to negotiate on your behalf.

I am a buyer's agent and I agree with getting your own representation. I think Jeff Canfora's comments below have some merit, in reality a listing agent is just that, someone who works for the listing, not the buyer. If more would be homeowners understood the buying of a home or piece of real estate better they would know, just like in a criminal proceeeding, you should be represented. Too many things can go against you if you try to negotiate the purchase of a home with a represented seller. If you choose to go it alone, let me give you a piece of advice. Never tell anyone what your highest and best offer will be, especially not the listing agent, never. If you want to know why, drop me a line.

If the listing agent writes the contract they only represent the contract, not you or the seller. It would be my advice to get representation in the form of a buyer's agent. There is no cost to you as a buyer and that allows the agent to work for you and you only. If you do go that way make sure that the agent you pick has the ability to work as a buyer's agent and not just as a transaction broker.
