What is the best way to get agents to come into a new home community with their clients?

Make it easy on me to get a client to you. So many new home subdivisions don't want to pay a co-broke. This makes it hard for an outside agent. If I have a client that happens to drive around for the day and come in they say "I am being represented by Brad Bergamini with xyz” It would be nice to be able to come back and show the benefits of your homes without fear of a commission lost. If you make it clear in writing to outside agents that they will get paid, it will help loosen the belt and give them reason to promote your properties.

We all wish to act in the best interest of our clients and sometimes that means sending them your websites and print material. Most of my clients understand the rules and don’t venture into the subdivision without me. But it would be nice if I could just fax my client information to the new home sales office.

All agents, if they have a customer, will visit and show a new home community...but the real answer is IF THEY HAVE A CUSTOMER for that price and location.

All were great answers and all will work. It depends on the community and product and whats traditional in the area. If you want a relatively large turnout and to create some buzz I definitely would have food. Agents are always hungry for food not always for work. But be careful---men and woman eat differently. So food yes and I would also try a door prize. You might want to invite a mortgage broker who could pick up some of the cost. (That used to work but I don't know if any of them have the budget right now!!!). And to really help create an event invite the real estate reporter from your local paper. You'll get a good photo op and free publicity. After that I would follow up immediately with faxes to the offices of those attending thanking them for their input, maybe those that didn't attend will be envious enough to come by the second time around. As already mentioned invitations to brokers to have a caravan day and then follow up again with personal calls to the best known agents in town. So now that everyone serious knows about the community do you have a product that is priced for todays market?? (make sure you have everyone fill out a feedback questionaire--keep it short, or they get no food. have an assistant with you to make sure you get the forms)----Good Luck---Allen

The answer is follow the food, as an agent in my office says. I would invite the office for lunch on there weekly meeting days. Most quality agencies have these meetings and afterward go "caravan" the new listings and any New Home Sub's that invite them in for a bite.

The best way to get me into a new home community is a simple phone call from the agent asking me for me to come by on a one-on-one level. I have two or three new home communities here in town who use Broker Metrics to discover the agents who are most likely to sell their homes. They know that I'm one of those agents and make sure I know about the neighborhood. Every time they see me at a REALTOR event, they know my name and always ask about my specific client needs. They call me or send me a handwritten (not computer generated or emailed) note to let me know how integral I am in their process.

In turn, I've sent out email blasts to my 1500+ database of buyers/sellers that include their homes sometimes. That slow nurturing of the relationship has worked for them to me. I know they do that with multiple agents. When you analyze any market, most of the real estate is being sold by 4% OR LESS of all agents. Start by concentrating on them, intersect professionally where they are and build from there.
