Lake vs preserve? Which is more desirable in resale? How safe is having a property that backs into a?

Generally speaking, I, too, would agree with Bill and Linda and choose the Lake. There is a certain cachet about a "water view". However, having said that, I notice that you're looking in Davie. The town of Davie and its residents have done a lot of work to preserve their preserves! They want to retain their rural and equestrian lifestyle, hence many buyers coming to Davie would feel the same. It depends on the property itself. If its a property for horses, then I'd say that the Preserve would have the advantage. I'd be curious to know where your 2 properties are located - it would make a big difference.

Back to your original choice tho ..... in regular situations, I'd go for the lake every time. In Davie.... the preserve.

Living in Davie, I would say the preserve! Your property size would appear greater than one acre with the preserve behind it, giving your home an advantage over a similar home and lot size. This would also provide a level of privacy a lot of people look for in purchasing a home. Thanks for the answers! In reference to where the lake is: it's located in Weston. The homes are the same sq. footage but the lake only has 1/4 acre but the davie house with the preserve has one acre and the neighborhood is considered "upscale". Both homes have similar asking prices.

Our experience is that generally speaking for our buyers a lake is more desirable then a preserve. This imformation is supported by the fact that pre-construction lakefront and golf course lots are highly sought after parcels and and sold as "Premium Lots" meaning cost is significantly higher then others.

We agree with your concern of a preserve doubling as a public park next to your ptoperty. There could be far too much traffic involved.

Very interesting question! In my experience as a realtor, I've found more people ask for a view of a lake vs. the privacy of a preserve but it also depends on each individual view of the properties and of course the prospective buyer's preferance as well. For example if we are talking about a small lake where I can see everyone's backyard vs. a canal with a wooded preserve...then I'd personally prefer the perserve. Now if it was a huge lake vs. a bunch of woods that back right up to my house with no fence etc...I'd prefer the lake. Typically waterfront property is more valuable but each property is unique. The bottom line is which do you prefer? If it's going to be your home then you want to walk out to your back yard & say 'I love this home'.
