How is the Old Stone Ranch/Painted Trails community in Chandler? They just had a price hike last week.

The started on November 2005 (I live in Chandler and am familiar with the development). Price changes according to demand. They have had several price reductions, starting at around March 2006. But some builder have been increasing their prices since earlier this year. It looks like their previous price reductions did work, and now they feel confident enough to start making small gradual price increases.

Also remember that even though they just had a price increase there is always room for negotiations. You just need to know what to ask and how to ask.

It is not uncommon to see builders raising prices again, demand is coming up. They will still negotiate in some areas.

The oldest resale listing on Old Stone Ranch is a house built in 2005. It is not unheard of in this market for builders to inrease their prices. I am aware of a DR Horton community in Peoria where prices were increased on the Monday before last.
