Talk to your lender. Look up resources at http://www.hud.gov and talk to counselors in your area.

if they have any other twist on a pure sale, be careful. this tough market has energized the scammers again and they are out there with all sorts of schemes that are sure to leave you regretting that you ever met them. i had a guy yesterday offer to bring me an offer on a property i have listed. it was an offer that would have resulted in the seller needing to do a short sale...NO PROBLEM...until he says he'd need to do an option to purchase and RECORD it on title. i asked him what get rich quick seminar he had attended, and asked if he had his own forms...of course he did. when i told him to fax them over he got cagey.
i still haven't seen his "forms".
make sure your "investor" has cash and be sure to have an attorney review all documents. it might cost you a few bucks but the downside is far worse. remember...just because you don't get up in the morning with larceny in your heart doesn't mean the scammers don't. be extra careful.
Investors will usually try to purchase your property for 50 to 70 cent on the dollar. They will give you more then one scenario. One is if they renovate the home while you are still owner then share the proceeds of the sale. The other scenario as is sale. You will always get more money on the open market regardless of the condition of your home.
